Looks like tiny township has a hot market for vacant land

In my opinion, it is not the place "Tiny", but the products.
The vacant lots certainly look all legitmate and marketable with no defects.
The one on Davidson Crescent in particular was sold for the market price.
I have a feeling though that this lot may be actually well worth for being on the top of the hill.
It will provide the future two story cottage or a building with a superior view of the Georgian Bay.
Is it a good buy?
Don't know. Time will tell..
In any event, I do not buy tax sale products for market prices.
I like to play conservatively.
Maybe that is why I lose tax sales almost all the time :'(
But hey I never lose money and do make good or rather interesting profits from my tax sales ;D

You are not the only experienced person losing at tax sales. What we are seeing is a general tendency to higher prices in several areas of the province. Whether these form a new benchmark or just symptoms of an overheated real estate market time will tell. This has been generally apparent for most of the year.
Unfortunately with tax sales we have to drive by looking at a rear view mirror.
Whether you are successful this year depends on what happened in the past.
Some people here like Mountainman or Ernest Bidder maybe fortunate to have historical priced inventory. Maybe that is why they can talk about a different type of booty(ies) then some others. ;D
Others less fortunate may have to pull on their rubber boots and keep looking.
What is more interesting is the property some people picked up in spite of the high market prices.
Right now given the general lack of opportunities, maybe the best idea is follow mountainman's suggestion and
the line from the beachboys song 'california girls' of long ago.
