Title: Execution Searches - someone with a similar name

I could use a bit of help here on what it means when someone with a similar name owes CMHC some cash? This is under Executions that will affect the property after the tax sale: "The writ is in favour of the Canada Mortgage and Housing Corp for the sum of $221K...You may require a lawyer to have this removed from title." I appreciated that one of you posted to stay away from writs in favour of the government but the owner's first name is different than the person who owes CMHC, both have the same middle name and a common surname.  The sale is for vacant land.
It's making me nervous.

I had a similar question so I am not sure.   I think that it is not the same guy but it might take a lawyer to clear the title.  However the golf course is no longer operational and the reviews featured some pretty harsh comments on it being particularly buggy.  Not sure what the resident poet is referring to. ....fascinating!

If the lien is on the land , the name wont mean anything  and you can bet you have to pay it or spend years and a equal amount fighting the crown which has full time lawyers and is in zero rush. Unless you can find proof it is clear prior, run away

Revised..In this case there is no lien on the title  on the land and name isnt close and from another town. The 220 K  is not a threat..  free advice worth every penny

I've since learned that government agencies, CMHC, FRO, etc. will run a search on the delinquent person and if two of the three names match, the lien is stuck on every poor soul who happens to have 2 of the 3 names. My lawyer said it is fairly easy to remove *if the lien is applied to the name*. Luckily he was giving me advice for free because the sale was cancelled. Well, I learn something new with each property of interest. Now, I just need to find an inexpensive way to do title and lien searches. I know other people have commented that the expenses can add up.

First rule is do not run a title search until a day or two before the taxsale as most sales cancel. Also the idea of buying one a few weeks before then another on the morning is ridiculous.  Should you win you could run a second before final payment on the million to one chance something was registered on the morning.

 Cheap title searches dont really exist without spending  almost 4 thousand a year for a subscription so really it  is OTS and Tri-target .

By the time you add up searches, couriers  and gas etc each bid costs 250 and you will lose 4  or more to each win . Some people bid all the time and never win as they are trying to" Win the lottery"  which doesn't happen.  That said there is plenty of great deals still to be had but you have to pick and choose. Dont be chasing everything as 90% never make the sale.

Also dont bother with the GTA tax sales as they go retail or above.
