this is a interesting ruling ,the TREB is a private organization owned by it's members who pay dues to develop and maintain this system of compiling sales info for use by these members in their day to day business .for the tribunal to say this must be made public is no different than demanding that a private corporation publish their balance sheet or trade secrets and formulas it makes no sense ,not that the info is private (other than the issue of the privacy act)  it is the format and the compiling to a easy to use format. all of the mls sales information has always be accessable to anyone through the registry teranet or it's subscription partner geowarehouse however folks feel entitled to get all this for free even though the TREB members are paying the tab.
The issue of rising prices is all supply and demand goverment policy has made finding a building lot in many areas of the province impossible and the shortage a trades means that they can charge what they want, meaning the cost of new house suppy will go up and bring existing housing with it (as Dave said the tide raises all boats ) demand will only decline when interest charges are not affordable or there is a surplus on the supply end

not all corridors are owned fee simple by the utility ,it could be that the owner sold a easement to the utility this works well say on farmland that can be cropped, the farmer still owns the land and the utility has a right to use that portion ,smaller sections especially in urban areas become useless as you cannot build the owner has no future revenue from the land he has been paid for the easement so stops paying taxes the only way to know for sure is to check the legal description for a S/T or (subject to) which would refer to the easement ,that said there could also be a ROW that is just a contract agreement

fyi I called the treasurer for Chatham and let her know that they cannot have a tender opening at 2;00 (they usually sell by auction ) they have since changed the time on their website to 3:00 that said if they do not advertise a correction in their other advertising is this sale legal ? waste of time? could a purchaser lose a property if challenged ? any thoughts on this

You can certainly pay taxes on any property you like however without any sort of agreement or judgement in place you can not place a charge against the property .You certainly could not occupy the property without trespassing and would face even more criminal charges if you renovated or altered it in any way and in Ontario under land titles unlike the old paper registry there is no longer adverse possession unless you could prove you had adverse possession prior to conversion from the book ,if you want the property start saving up some cash so when it does come up for sale you are ready

just wondering if I am wrong or not, or if there is any precedent set that relates to the act .Rather than get a check certified at the bank I got a bank draft from the credit union (I know certified cheques from credit unions are rejected )as the act states by way of bank draft OR cheque certified by a bank or trust company. Long story short today I got my deposit back from Cochrane with a explanation that it had been rejected because the bank draft was from a credit union ,this is a mute point on this deal as was not a high bidder ,but am I wrong or the Town? Had I been high bidder my Lawyer would be handling this, in the future probably not worth the confusion

Food for thought I have no interest in this property however I have bought a property with a dam which, as has been pointed out is a concern for liability ,at the time 10yrs ago the MNR had grant money available to remove these older structures .Then when the pond was drained to just a stream I then legally dug a new pond ''off stream'' and spread the soil on the property creating more high ground ,today I have a beautiful property ,that said the tax sale property still has executions that need to be investigated

Dave 2 is correct on the development charges as they are in the 22 th range (provided you rebuild in the the allowed time frame ussually 5yrs) however when it comes to hst it is hard to beat the tax man the only advantage would be if it was to be personal use property if you rebuild to resell you need to charge it on the sale anyway less rebates which I generally include hst, with the purchaser assigning the rebates back to me ,if you rebuild to rent you must self assess and remit without rebates .I learned that the hard way as years ago (GST DAYS) I build 8 3bedroom units to rent then at a latter date was audited and was handed a large bill from rev canada ! however taxes are still better than the only other sure thing in life

to tear down you would need special approval and justifiy your reasons to do so if you are bored you can go to the city of london website and read up on the west woodfield designation it is a easy read of only 164 pages !!!! that is why you need to do a title search prior to biding as the by law is registered on title to the property fortunately I can do my own title searches and did not need to spend a lot of money to find this out,and thought I was generous at bidding half that amount ! it is not always a bad thing to leave with your deposit cheque

yes as a realtor i can not understand how you can justify that price as even to fix up you can not change the front windows or siding without a permit from the city as they have classed it as a class c heritage building although close to the university would make good student rental when fixed

there were 9 tenders on the London house high bid was 105 th (crazy)small  boarded up insulbrick ,lot on redan st single bid 33th  ,clarence lot sold 50th 4 bids, 5 other properties either reeemed or no bids
