I demolished the whole house and level the ground for now.  In order to fix the foundation, the structural engineer said I will need to jack up the whole house and then repair underneath it.  The cost to perform this work will be too much.  Well, it is not a historical building.

To jack up the house to fix some foundation blocks is exactly what my contractor suggested for my property. I just need engineering approval now. Can you share your engineer's contact info please? PM please. Thanks.

Sorry to go back on topic here.. I have put a property on craigslist a couple of times. It ended up going nowhere. People wanted a complete escort to the property from toronto to parry sound and then a tour of the property. Just not worth my time to make less than 10k when I can just hire an agent, which is what I am contemplating for this summer.

hey speedfreak. I had the same problem with potential buyers from craigslist.   I no longer say I will drive them  but if they are willing to drive then I sometimes go along and give them a tour.   I've tried giving detailed maps and instructions but that just doesnt work for some people.  I also am contemplating getting an agent but they dont return calls that quickly or seem interested when they find out the selling price is less than 15k.  What is a normal commission for land (they keep telling me its higher than for a house)

Guys:

I have had the same experience.  The only saving grace is that I try to buy the majority of my property local so I don't have to drive forever. 

The problem generally with low valued properties is that real estate agents don't do anything with them because the commission is so low.  I have heard and seen realtor commissions of 8-10% for hard to reach properties.

That's also probably why Frank doesn't like to buy those big properties in Moonbeam.  Grin

A long time ago a wise old man Grin had a cottage to sell. Trying to save some commission the old man ran an ad in a Toronto paper. There was a response; it seemed hot. The old man bundled up the family and hastened to the cottage. The old man waited and waited and just as he was about to give up, the prospective purchaser showed up. He too had his family. The first thing that the purchaser asked was about the lake and requested a boat tour. The old man obliged. Later, the prospective purchaser began to fish from the dock as members of his family frolicked in the water. As dinner approached the purchaser uttered the reassuring words, "we're hungry". The old man's child had never heard the old man utter words of profanity with such exuberance ever before.

True story.

Now, the old man either uses an agent or tells others to check it out themselves.
