As a side note, selling is such a pain. I've been trying to sell a couple of my properties off and on but the hassle of selling to people on craigslist or kijiji is almost not worth it.
Don't usually do two posts back to back but wanted to separate the subjects. I agree craigslist and Kijjiji are a pain but they are realistically what we have to work with. They do however generate reasonable viewer traffic as I have several ads with over 2,000 hits and I have had people all the way from the Carribean come up to look at some of them. I agree with the comment in the last part of the post and that prompted me to ask if we should develop an alternative.
The problem I find is closing but that is more a function I believe of the current market and type of properties we end up with as we have limited control over the quality of tax sale properties we buy.
Speed: I think the real problem is determining a realistic timeframe for sale of various types of properties particularly non urban properties. Don't have a good benchmark for you for rural and vacation properties even ones that are not flawed. It also takes time to prepare land for sale. I have lost several sales because my property did not have full zoning etc to permit construction etc.
Any one care to comment on their experiences on the sell cycle time.
Also like PFM having some problems with the significant other on
valuation. It is amazing how possessive they can get about valuation of "their" property particularly as we get it ready for possible sale.
