Thanks.

I didn't investigate this one but was it a good deal? From my understanding of acreages, it seems pretty close to market value unless there was something special about this one.

For flipping I had market value  at 70 to 80, right around the assessed  but if you were building for yourself it would be a  very nice piece for the money they paid .  Nice quiet rd, creek across the street   and very nice forest . Would make a great local for a house if you went back a few hundred feet

The bottom line is that the wolfpack whose members frequent this formum is greedy.  We want both a potentially good place for individual use and a really low price so we can flip it at a good profit if we wish.   By these criteria we are back into the traditional summer tax sale problem of people coming out from Toronto in the good weather and paying more then many of us wish to pay.

That is not to say that the purchaser did not get fair value; just that we are cheapskates at heart.   Guess I will have to retire to my hammock for a long summer nap and wake up after thanksgiving.  Thanks for info PFM. You reconfirmed why I should concentrate on my tan and looking at beach bunnies safely as Frank does with his dark glasses: Cool
