TAKE NOTICE that tenders are invited for the purchase of the land(s)
described below and will be received until 3:00 p.m. local time
on May
31, 2005, at St. Thomas City Hall, 545 Talbot Street, St. Thomas,
Ontario.
The tenders will then be opened in public on the same day at St.
Thomas
City Hall, 545 Talbot Street, St. Thomas, Ontario at 3:30 p.m.
Description of Land(s)
1. City of St. Thomas, County of Elgin, Parts of Lots 1, 2 and 3,
Block A
and part of Forest Avenue, now closed, west on Ross Street, as shown
on Plan 122 being more particularly described as follows:
PREMISING that the bearing of the Westerly limit of Ross Street
is
North 1 degree, 30 minutes West.
PARCEL NO. 1:
COMMENCING at a point in the Northeast angle of said Lot 1;
THENCE South 1 degree 30 minutes East, along the Westerly limit
of
Ross Street a distance of 100 feet;
THENCE South 88 degrees 34 minutes West a distance of 179.96 feet;
THENCE North 1 degree 30 minutes West a distance of 100 feet to
a
point in the Northerly limit of said Lot 1;
THENCE North 88 degrees 34 minutes East along the Northerly limit
of
said Lot 1 a distance of 179.96 feet to the place of beginning.
PARCEL NO. 2:
COMMENCING at a point in the Northeast angle of Lot 1, Plan 122;
THENCE North 1 degree 30 minutes West along the Westerly limit of
Ross Street a distance of 48 feet;
THENCE South 88 degrees 34 minutes West a distance of 75 feet;
THENCE South 43 degrees 32 minutes West a distance of 14.13 feet;
THENCE South 1 degree 30 minutes East a distance of 38 feet to a
point
in the Northerly limit of said Lot 1;
THENCE North 88 degrees 34 minutes East along the Northerly limit
of
said Lot 1 a distance of 85 feet to the place of beginning.
Being known municipally as 200 Ross Street, St. Thomas, Ontario.
Minimum Tender Amount: $76,317.66
Tenders must be submitted in the prescribed form and must be
accompanied by a deposit in the form of a money order or of a bank
draft or cheque certified by a bank or trust corporation payable
to the
municipality (or board) and representing at least 20 per cent of
the
tender amount.
Except as follows, the municipality makes no representation regarding
the title to or any other matters relating to the land to be sold.
Responsibility for ascertaining these matters rests with the potential
purchasers.
This sale is governed by the Municipal Act, 2001 and the Municipal
Tax
Sales Rules made under that Act. The successful purchaser will be
required to pay the amount tendered plus accumulated taxes and the
relevant land transfer tax.
The municipality has no obligation to provide vacant possession
to the
successful purchaser.
