Rr And H Zoning

I bought a property with RR and H zoning. Any idea what this might be?

I sure hope you did your homework on this one before you submitted your bid, if not you'd better do it now before you pay the rest of the money.
You bought the one by the river. It is a wedge shaped property with lots of road frontage, but little depth except for the area by the river. The H in this case probably signifies Hazard land, and while the RR designation means Rural Residential and you can build in that zone (and they did indicate that building permits were available), I am pretty sure that what you can build is severely limited by the set-backs in this zone (usually pretty significant since we are talking about a rural property. You have to also deal with the prospects that you cannot physically place both a building and a septic system on such a property. I'm sure that it will make a nice little spot to set up your tent - people often buy these sorts of properties with just that in mind (and nothing more).
I would suspect that the previous owner was faced with a no-win situation and walked from the property. If you haven't given them the rest of the money yet, you had best meet with the Town planners first to determine if that is the case - otherwise you may be wise to walk from your deposit, or the property will be for sale again in a few years and you will have lost the other 80 per cent as well. Best of luck - let us know how it goes. This is the research that I keep telling you must be done before you bid - not after.
Another suggestion I would have for you is to find out who owns the property next door (it is a fair size property and they may be willing to sell you a chunk to round yours out to a more useful size.
All of this is said and without having actually seen the property, and/or done any research on it - but it is easy to see from the map posted on the Municipality's web site and that fact that it has an H designation, - that there are likely problems
