I have no idea what this place is about. completely boarded up.   Guy has had 41K in fines

$101K minimum would indicate more than four (you have to add another year for the registration to take effect) years of taxes owing, plus fines and other municipal charges for the boarding up, and then there is the City's charge for conducting the tax sale process.  May have been a clean yards issue, and the Municipality came in to do the clean up.  Perhaps a grow-op, or the inside has been gutted by fire and the guy had no insurance...so he walked.   You can bet that there is a serious problem with this one, and make your bid on the value of the land alone, with an allowance for demolition...perhaps with some extra costs for disposal of contaminants...just saying.  8)

It may not be all bad.  With an existing structure you may be able to avoid development charges which I believe for Oakville were an Obscene amount greater then $70,000 per lot when I last checked.

In its present condition looks like a perfect one for the west end crowd to go ape over.   ;D

time for us east enders to take a break and let the skiers and big city dwellers have their turn.
