Title: Quiet Board

It seems everyone is away.  Maybe they are down south enjoying the fruits of their labours or out quietly hunting.  Certainly at a glance without any followup investigation seems to be some reasonable prospects wests, south and north of Toronto.  (Even some close to my youthful hedonist days at Sauble Beach.)

Quality looks a lot better then the swamplands offered east of Toronto.  (So much for hidden gems when you do the topographical investigation and find the land is 6 inches above the AVERAGE water level).   :'(

I will be sitting these western offerings out while I wait to see what happens on my non tax sale potential.  

Only good thing is with these low quality eastern offerings is that it will keep Netpred away and hopefully  he will not collect his beer owed until next spring.  ;D  He being a big city boy, the white stuff tends to keep him huddled by the fireplace or maybe he has discovered wine (from the Niagara peninsula) instead of beer.  

Often wondered why we get all this competition around here east of Toronto when it seems there are better prospects west of Toronto.  As always we will wait and see, and in my case this time it will be from the sidelines.  

Good luck and happy hunting as the game around here seems to have gone elsewhere.

Not to worry, I plan on doing some serious debt collection in the near future ;D.

However, I am confident that there will be at least one bidder. Somebody will place a bid without any due dilligence. I am so confident that I offered in an earlier post actractive odds on a wager to this effect. To date, there are no takers. If anyone wants to take me up on this bet, simply review my earlier posts or send me a pm.

Boy there must of been a lot of (former???) hedonists on this board in an earlier phase of their life. You would not believe how much PM interest I got once I mentioned opportunities in Sauble Beach area. Unfortunately I cannot provide any answers on that one as I am in the poor house because of my beer debts and am under strict orders from my boss to stay close to home.

On your bet no;  There are too many people from Toronto who don't do their homework.  I have enough debts to you.  I will repay them but you have to come local to collect.  The problem I have with you even though there is some good wine and potentially good tax sales in the Nigagara region that you don't have any interest because you are a dedicated beer drinker.  I thought for sure I could dealy paying my debts until spring. 

What you have to do is get imaginative. Note that niagara land for growing good wine is also good for growing hops.

Like Niagara, Trent Hills has some growing potential. Unlike Niagara, it is not a legal use. The locals use a hydroponic system whereby they bury blue plastic drums in the bog with holes drilled in the sides and bottom. They then grow a particular type of plant that bears some resemblance to a very large tomato plant. I can't understand what the attraction is since this plant bears no fruit - it will show small flowers, however, quite unattractive with a sickly sweet aroma. For some reason, the local OPP have a habit of flying planes low over the terrain to look for these plants and when located, the constabulary descend in large numbers to remove said plants before they are harvested. The locals have grown smart and have taken to tying the tops of these plants down so that they cannot be spotted from the air. If you venture forth to these swamplands, beware the blue drums. They are watched carefully by the locals, who are all in their tree stands or duck blinds (yes, poaching if you will) but with a secondary purpose of shooting anyone who ventures too close to their precious crops. I kid you not.

We just have to accept that this time around the good tax sale stuff is for people in other
areas not for homebodies like me who hang out east of Toronto.

Accept your fortune.  At least you can cry in your "free" beer.   ;D

Assuming you are in Toronto you are looking at around a five hour drive; Before I take that type of drive I would do the following:

a) Talk to township and get as much information as you can.  Key issue is how close to lake and if there are any planning or other issues.  I find generally some townships in particular are surprisingly co-operative in many cases (yes I have also faced the issue of they are trying to steer it to a local but that does not happen as often as many of the members of this board feel)

b) Take a look at the Tri-Target photos and also anything you can get from google earth.  

c) Driving should be done close to bid date to save yourself being discourgaged by a redemption.  

usually I also run a title search before I do a drive like that.

Depending what you want also check other properties.  There seems to be some closer in like in Georgina or West Lincoln that might also be worth a look. there seems to be a number with potential  at this time and the closer the better.

Unless it is for personal use people tend to forget that you also have to sell it and the further away the tougher that it is .  I tend to work local as a result and recognize that as a result I miss some good ones outside my territory  and somertimes have to suffer through less good offerings.   

Who knows maybe you will get lucky and be the only bidder  ;D

Maybe I should specialize in another area.  I personally know nothing about growing tomato like plants.  I leave that to guys like you with contacts.

My contacts are in other areas.  I assume your contacts might need a supplier of empty barrels
from time to time.  I do have some contacts there.   How many truckloads of empty barrels do you need?

To help you break into the market I can also get you green coloured barrels; environmentally friendly colour and harder to spot from the air. I even thought up a brand name for you.

We will call them "Netpred's naturals" and we can even put a label on them of models dressed in the most  natural colour of all; as the ladies who believe in Wicca say "Skyclad"  ;D

Of course I have to admit you are smarter then me.  I am not looking forward to being with the welldriller first thing in the morning tomorrow.  I expect it will be chilly.

Based on regular posters I could suggest the following strategy.  Note I cannot determine lurkers.

In this business it makes sense to concentrate on local listings if possible unless you want a specialized type (eg. vacation property) for which you may have to go further afield.  In general close to Toronto there is considerable competition.  

If I was located where you are I would work on the areas west and south of London.  Eg. sort of south and west of an area with a boundary line stretching from Woodstock south to lake Erie and then up to stratford and accross to Goderich.

Its an area that does not seem to be worked over that often and maybe have less competition then some of the more popular areas.  In most cases it is too long of a drive for me to closely look over.
