Title: South Bruce
Post by: logon9 on March 23, 2010, 10:43:55 PM
Took me an hour to figure this out (not being a gold member at the other site), but here's Island 41B. It's the tip of the penis-looking thing. There could be some moss there and perhaps a docking spot for a dinghy between it and the adjacent Island 41A. Can anyone think of any good use of this island?

I usually have no interest in properties in this area, but because it is an entire island I had a quick look into it. It is tiny, maybe 30' wide based on MPAC map. Not possible to develop by building anything of substance. Frank's idea is interesting but my guess is that if the area needed a lighthouse, it would already have one.

I remember when I was young we often camped on small islands. I always thought then that it would be cool to own your own island. I suppose that this might (depending on topography) be ok for camping. So if that would be the use, and it was picked up near minimum, you may have some pride in owning your own island. Otherwise, I see no use.

Honestly, you could probably camp there for free so why bother owning and paying property taxes on it.
Take the 10 grand and go to a 5 star resort in Hawaii.

Quite a number of years ago, a municipality went to tax sale on an island.  Turns out that this little rock of an island was next to a bigger one, on which a chap had built a nice cottage years earlier.  When they went to tax sale on the little island the successful purchaser of the little island found out that the deeds had gotten mixed up and that what he really purchased was the big island with the cottage on it.  I don't have time to look it up, nor do I recall how it all ended up, but it required many legal dollars to be sure.

Maybe this is one of those islands...you think you are buying the little rock, and instead you are buying the big sausage.  ;D

Frank, this turned out to be quite an interesting and famous case that went all the way to the Supreme Court of Canada. In a nutshell, the successful bidder eventually won. The full decision is available here:

http://www.canlii.org/en/ca/scc/doc/1994/1994canlii82/1994canlii82.html

Turns out that it was all blind luck rather than careful planning by the bidder. Still, you never know.....

Oh, and it would be my guess that the bidder was more than happy with the services that were provided by a competent and ethical lawyer. ;D

Yes, the big island would be a dream to own; but I would place the chances of that at nil. As far as camping - I'd pass - too windy I bet. If there is a protected cove to leave a boat over night, I'd sleep on the boat - but I don't see why I'd pay to own the island to do that once or twice a year. There is a nearby island not much bigger where someone put up a dock and what looks like a Bunkie. Perhaps it does make sense to some people. If there were a couple trees, I'd think about it, but a small piece of rock... Even If you put a house there it would feel odd I think. Maybe if you like painting sunsets over a lake?

I'm curious as to what they went for also. The restaurant didn't look to be in such bad shape but the layout sucked

I would assume that it did not sell unless there was some good restraunt equipment inside, 35 taxes and 64 to crown. that put it over assessed.

soo...

What were they thinking?

I went there, I walked the town, I looked at similar MLS listings, I found out the price they were asking for that old restaurant and I didn't even bother with a bid.
