Title: Waterfront Galore

I can't remember ever seeing so much waterfront up for sale at one time. The bad news is that I have good reason to believe that all but one will redeem, one potentially nice one today. I think that the only one that will not redeem is the Long Island Property on Rice Lake. The last time Long Island lots were up for sale, all but one were not buildable. I am not sure on this one, but it may also be a buildable lot. Since Dave already owns half of this island perhaps he can shed some light on this issue?

I appreciate your advice via pm but the reality is that the cat's out of the bag so to speak. No chance of being neighbours now since my level of interest will be probably outbid. So, you are now left only with two options, first, sell me half your Georgian Bay island and I will build my cottage next to yours. Second, if not, I simply intend to drop by your place and collect every drop you owe me.   ;D

Still, tempted to bid, just in case of no action.

So what do you think of Rice Lake? On one hand, waterfront within 90 minutes of GTA. On the other, island property.

I remember that I considered purchasing a Rice Lake island property about 25 years ago. As I recall, the market value was about $25 back then. Wonder what these are worth now?

Reasonable quality mainland waterfront $1,000 - $2,000 a lakefront foot for land value only on Rice Lake.  

Use my listing price of $79,000 less $15,000 value equivalent in improvements gives a good starting point.  I have 6 acres of green belt with almost 700 feet of greenbelt water frontage on one side of mine.  Cow island listing (next island over) without improvements of $52,000 is floor.  Obviously somewhere in between is market, assuming no problem with legals and you can build (you can build on my lot).  

Things will start to move up next spring once 407 eastern expansion starts in ernest.
 
Of course if you want to buy both I can give you a quantity discount.

I thought I would be a nice guy and give someone from the board an early thanksgiving dinner which I do about once a year. I even told everyone it would not redeem and it didn't. 

Well if no one shows up for dinner I cann't help anyone.

Really surprised about Ottanabee South Monaghan.  ???

Only 3 bidders for 100 feet of Kawartha waterfront within little more then an hour from Toronto.  

Winner was adjacent property owner - $35,000 and change from south of the border.
Second was a Board lurker -  $34,000 and change
I was well behind as I had to throw something in to have an excuse to attend.

Winning bid way more reasonable then we saw last spring.  Maybe everyone is going into hibernation early.  

Nothing wrong with the property and you can build.  Added bonus a beautiful warm day to see fall leaf colours

I like the trend line from 60 bidders in the spring to 3.
