Has anyone spotted the possible little gem that might be available in the last few tax sale postings? One would have to do their homework, but it very well may be worthwhile!

That depends -- is it cancelled now? I was praying that it wouldn't be, but alas just a couple days before the sale...

I understand the best place to find "your little or (even big) gems"
is about 5 miles south of your home in an Irish Pub. I understand they are best found in a (after a ???) glasse(s) of Guiness or similar potion. Are you game?

Sorry guys, but am just a week or two from putting a hole in the ground for our retirement home, and I'm 5 years late, so have to keep nose to grindstone. This one has been nothing but trials & tribulations, but I just HAD to do it differently. I'll invite you over next spring, after we move in, and I'll buy the Ex.

Been there, done that. Doing it again next year. Every time I build I get about 80% done and the wife says if she had it to do over again she woulda done it differently, so I keep giving her another shot at it. Gotta keep going, if I sit still I might start looking like Dave. My wife says she is tired of living in sawdust, but I think she secretly likes it. 8)

All of the properties, including the gem of a property in Elora were paid off yesterday afternoon just before the sale. Why bother? 🐊

Well, G2020 got the correct location, but no one has let the cat out of the bag as to why it was a possible gem. C'mon, guy 'n gals, why was it? I'm dying on the vine, with nothing to read for weeks now. I may not be able to get my feet wet again, in your poo, for quite a while, but I'm still interested in following your tribulations and your joys.

Well, first off, you have to deal with Hydro One. I owe you a beer of your choice, so pm me when you're going to be anywhere near Dave2's favourite Irish pub, and I will buy at least one. (I'm as short of funds as Dave2 claims to be). I've recently been told that a lot of generating capacity has been taken up by installers who've obtained contracts, and are now running around madly trying to find/fund rooftops, etc. Can anyone comment on the veracity of this tale?

The term normally used is "run of the river" generation and a number of major corporations in BC are looking for these gems. However, when you looked at the reference plan you would have noticed that you got deeded access to the river at the waterfall, and also deeded access to the peaceful area of the river upstream of the waterfall. I understand that the local canoe club used to be allowed to use this access making it a gem for a second reason. The third thing that made it a gem was the stone mill itself which had about 3,500 square feet renovated for a high end residence perched out with spectacular views of the waterfall and Elora Gorge. Alas, gem or no gem it got paid off just before the sale. Finding gems that get redeemed seems to be trumped by the Dave2 strategy of searching for Trent Hills junk that no one would want to redeem - at least he is making a bit of money and the rest of us are just getting frustrated when all the good stuff gets redeemed.🐊

For every gem there seems to be an equal and opposite dud. This weeks dud was a condo in Welland. It had CRA liens in excess of the value of the property and the successful bidder failed to pay for a title search - he found out about the liens at the opening and tried to withdraw his tender, but they ruled that he was too late. Sad but true. 🐊

So sad. I've seen it happen more than once....fail to close and lose your 20% deposit, close and lose your shirt. Do your homework! 8)
