Hello again,
I would like to thank everybody who took the time to reply to my first thread. I appreciate the feedback.
I have recently squirreled some money away and am seriously looking at securing some acreage in the haliburton/muskoka area. I am interested in why some properties go for next to nothing and far under the assessed value when other properties have many bidders (i.e. property on black lake in muskoka with 41 bidders). Obviously land zonig and crown liens come into play here but in many cases the successful bidder is very close the assessed value of the property which appears no better off than MLS. (Somebody correct me if I am wrong... just a newbie here..)
For those more experienced purchasers in this game, do you find it successful to purchase a property with your gut after doing the necessary research or do you look at the history of successful bidding in a land particular area to select a tender amount?
