Title: 440 Birchmount Rd.

Hi,

That property was up for sale a few months ago and then the sale was cancelled or 'postponed'.  Anyone know the extent or type of environmental contamination?  Its worth almost a million and was owned by an Italian couple that no longer runs a chrome plating business.  The title and execution search gave no information regarding environmental contamination or any pending lawsuits.    How would I find such information?

My experienced in property issues friend said that environmental contamination was the worst label that could be attached to property. It's worthless and to clean it up will cost a fortune. He gave some examples of such objects with addresses, which are essentially abandoned. Old gas stations, etc. Be aware. You can be stuck with this property in hands, paying taxes without any use for property.

If the city has deemed this property contaminated there must be a report floating around. Has anyone seen a phase 1 or 2 enviornmental  for this property . David.

Hi,

Thanks David.  I didn't know there was such a thing as a Phase 1 or Phase 2 environmental report.  Someone at the city told me the previous business, a chrome plating business, resulted in contamination of the property.  Someone had mentioned a lawsuit, I don't know where to find that information either.  If the property is sold at a tax sale, will the lawsuit be transferred over to the new owner, or was the lawsuit an explanation as to why the previous owners are basically 'giving up' the property.
There is also a church or mission of some sort beside the property; however the area is a commercial/industrial area.

Hi,

This same property was up for sale a few months ago and then the sale was postponed.  Someone on this website had information about a lawsuit regarding the evironmental contamination.  Perhaps why the previous owners gave up the property, I guess the new owners will have to clean it up, though I'm unaware of the extent of the contamination or the type of contamination.

Attached is the assessment Roll Report from MPAC .If you drive to south  on Birchmount Road, just pass first building after 440 and turn right on the driveway, go to the end and turn right and keep straight to the backyard of property. You will see some tire dumped on the backyard and can go inside of the property and take a look. It is better to go inside of the building when is a sunny day outside. The best time to view the property is during weekend because nobody or neighbors are watching you.
