Title: Sale of 99 acres in Haliburton

Any one interested in buying 99 acres just outside of Haliburton? Excellent hunting property. We are in the process of putting a driveway onto the property and then will be listing with an agent. It's 5 miles south of Haliburton, main skidoo/ATV trail runs across the entrance. Two creeks and two small ponds the rest is high and dry

That is a large piece of land.  Any additional information I believe would be helpful for property hunters. 

What price are you looking to sell this at?
What are the Annual taxes?
Photos of parts of the property would be great as well.

Ya, I fogot to include the price We'll be listing it for $79,900.00 as far as photos go I'll have to wait till my techno geek :-\ wife gets  back to help with that, Ive got lots to learn. The taxes are only about $180.00 a year

Sorry Rich

I'm not interested in your 99 acres.  I see you are logging it first, good idea.  I have a friend that bought a similar sized property around Minden, and he made more from the logs than he paid for the property - he called it a 'sleeper'. 

I do however have a coupla properties of my own that I will be listing shortly.  Since I bought the Gravenhurst property I have no further use for them. 
The first is a cottage lot - approx one acre, road access year round with all amenities year round - on a small lake about five minutes east of Parry Sound.
The second is a 1.5 acre property that has a 500 square foot cabin on it and dock (boat access only - 5 min. from marina at a lodge) on a good size lake - lots of crown land, in Temagami.

Anyone interested, let me know - and I will be glad to supply you with more info., I plan to list both of these beginning of April.

I thought you werent impressed with the property....why would anyone else be?  ???

Hi Logical,
What we weren't happy with was the fact that the realestate agent gave us this big song and dance that "as a professional she couldn't in good conscience give us a rough idea of the potential value of this property over the phone" but for $150.00 she would do a detailed search and fined out what it is, any potential uses and value /quality of the trees on the property and give us an opinion of value. An opinion of value is a letter a professional agent writes and  is supposed to be accurate. It doesn't even look like she went to the township office (one block away) to look at their maps because she described the lot as having 1300 feet of frontage on the highway with an existing driveway into the property and a very scenic rock face next to the driveway. As it turns out the lot doesn't front on the highway at all but in fact runs parallel to it one lot back of of the highway and the rock out face is on somebody else's property. It's just sheer dumb luck that the driveway that was  mentioned wasn't a driveway at all but an opened road allowance that was opened by the people that own the lot next to us. Owning a lot on an open road allowance isn't as good as having highway frontage but at least it still has value. If it wasn't for that road allowance our lot wouldn't be worth as much as we paid for it. We bases what we tendered on the info. provided by the agent. Fortunately it's worth what she said but but not for the reasons she said. If your not familiar with the topography of the Haliburton area it's very rough, rocky, hilly, and it's beautyfull, but that road allowance very easily could have gone right in to the side of a cliff and short of climbing a cliff we wouldn't have had access to the lot. WE LUCKED OUT.

Luck (especially Dumb luck) should have nothing to do with your search for a property.  I've said it before (many times), and I'll say it again.  DO YOUR HOMEWORK - and, TRUST NO-ONE.  :o

Hi Frank,

You're right, there is to much at stake to base your info on someone Else's opinion even that of a "professional who's service your paying for". Their opinion should just be one of the tools that that you use to determin value for your self and don't be lazy go out for a drive look and learn as much as you can. I learned a valuable lesson this time around.

Hello - Thanks for the reply and sorry for the LATE request...I didn't realize your posting was so old...where's my due diligence?  LOL I'm still learning.   I'm happy to say though, that my real estate dealings have been gaining strength.  It's just been six months, and now I already have a few properties and I won my first bid on a property in Cornwall, Ontario!!   Bought a great little house (in rough shape, but salvagable, on a beautiful lot in a great area for a steal.  With a few thousands dollars of repairs and renos, it should sell for a chunk more, OR perhaps I'll just rent it out for more positive cash flow.   I've been following the Rich Dad, Poor Dad series of stuff (books, seminars, etc.) and I'm hooked.  It actually really does work. 
So, when I saw your properties listed in cottage country, I was really interested.
Just renoed an old cottage and it's listed now, so I'm ready to reap in the benefits.
Anyone interested in a lot near Lake of Bays for 29K?  Walking distance to the lake, and less than 1km to the marina (where you can store your boat for lake access for about $400 a season) but it's not directly on waterfront.   Just outside the town of Dwight, Ontario (near Huntsville).  It's a cottage property.
