Title: Building Lot for Sale in Lake of Bays, Muskoka
Post by: gap on July 28, 2006, 06:03:48 AM
Selling for 29k!   A beautifully treed, and partially cleared (for your building envelope) lot in the Port Cunnington area, Dwight, Lake of Bays, MUSKOKA.   Although this is not waterfront, (that is worth in the 500k range for Lake of Bays), it's one house and one road away from the water.  It is possible to request a dock permit from Lake of Bays for the crown land shoreline in the immediate vicinity - or you can park your boat at Haystack Bay Marina - less than 1 minute by car!  Imagine accessing Lake of Bays for less than 30k....unheard of... It's in an area of nicer homes...down the road a house on the water fetched over  1 million, and just near the water at the corner, a house in selling for 700+.  Next door, also not waterfront currently has a small house with updated everything selling for 160!   It's definitely the right area of Muskoka..
Currrently, the taxes are 232/year, and the assessment is 39,000 in 2005.  It's frontage is 104 (along the road), but it goes pretty deep ()on one side it's about 150 and on the other 255- the back section is on an angle.   And far at the end there's a beautiful treed area with a little stream flowing directly to Lake of Bays about 150' away.    It's area is about 1/2 acre.   You can build that cabin in the woods and have the luxury of upscale Lake of Bays without the waterfront taxes.
This was not bought on a tax sale, but as an offshot.  Call if you have any questions.

Back lots can be great cottage starter situations, and as you point out you don't get stuck with the high property taxes that dominate the shoreline.   Lake of bays is a great place to be.

Gap, you can probably get 10 to 15 more if you get the dock permit.

Yeah no kidding. Before I settled on my current cottage property I was looking into a nice little piece of waterfront on Lake of Bays. The taxes were over $800/year and that was just an empty lo! I'm sure that amount would be higher now still.. and imagine if there was a cottage on it!

Yes! Yes! Yes!  Waterfront taxes in Lake of Bays are killers.   Our cottage is on a small lake in the Township of Lake of Bays, and our taxes (although our place is a piece of paradise, and so far, I'm willing to pay) are almost 4k annually.  Compare that to my neighbour who pays $5600!
Lake of Bays (the actual lake in the township) has MPAC reassessments which have changed property taxes to upwards past $8000!   (Crazy, eh?)
Having cottage property on or near Lake of Bays is wonderful, but it's a killer just paying the taxes.  I pay less than 1/2 taxes for my home in the city.  Anyways, my lot gives access through the marina less than 1k away  and the taxes are dirt cheap.  I have a small cottage (nicely renovated) next door (to this lot) currently for sale through mls,and even then with a nice little house, the taxes are really affordable: around 400$.   So, you can have the lake (just not right in front of you for a lot less.

Just an update...I sold this wonderful little lot a few months ago for close to asking price.   But, now I'm sorry - almost wish I would've kept it.  Anyways, at least I made someone else happy - they got a great little deal.
Thanks again for this website being here!

Gap, I think Harry is interested in your building lot.   I should get a commission on this.
