Frank, according to the Residential Tenancies Act, as a landlord you are not permitted to require post dated cheques and the tenant refusing to provide such will not permit you to begin the eviction process.
Shows you how much I don't know.
I suppose you could still ask for them. If the tenant out and out refuses, and refuses to pay the rent to you, then you could evict for non-payment, but I think that has to occur over time...don't we get the first and last month anymore. You can tell I don't rent...not my bag.
I thought that you could evict if you were going to do a rehab of the property, and or occupy yourself...that sounds like a good line to use, and would probably pass all the necessary rent eviction tribunals...or whatever courts of the land prevail. I'm on a need to know basis...if I needed to know - I'd find out.
And then people whine and cry that there no affordable housing! Who would want to rent out a property when the renter holds all the rights?
Other than you top dogs being rich, whats the best way to round up large amounts of cash to pay for a tax sale (before you can get a mortgage for it)? I can't get that much out of my own mortgage.
Can anyone tell me how renting out a basement apartment in your principal residence affects the principal residence designation?
I know tha Rob is wondering what would be the appropriate level of posts for entry. I think that this is a question that has not yet been finally resolved.
Some of the posts in this thread demonstrate the reason for the private area. There may be situations where regulars whish to share info with other regulars and non-lurkers.
I think that the best reason for having this private area is that it will create an incentive for members to become more active. This forum is without a doubt the quietest forum that I have seen.

I spent alot of time looking around and found many similar pieces of information.
Turns out the cabin is in pretty bad shape and would need to be removed regardless, upon purchase at the expense of the "Owner"..... now just to find out once and for all who that would be in this case.
There is one positive side to all of this, there is no right of way to the cabin at all.
It seems for every loop hole i find there is another one leading through that one, I'm getting the brain pain from the assortment of questions that are being answered with more questions.
I must say though.... the legislation is pretty straight forward here in Ontario so i can't complain, the information was all relatively simple to get after a little bit of repitition, but man oh man!
Oh, I almost forgot to mention...does anyone know a good place to start when applying for re-assessment of a property?
