Good Day Every Body:

I have just joined this forum. Interested in bidding for Madoc tax sale. My interests are a summer retreat with family.

Would someone please update me about any information which can guide me to decide for "Yes Bid" or "No, do not bid"?

Just a warning to you and everyone on the property north of highway 7 close to the Madoc / Marmora
townline.   Just to the Northwest of this site is one of the most contaminated sites in Ontario the Infamous Deloro Minesite which has some really nice things like arsenic and radon.

(I have highlighted the map section to help people see how close.)

If you drive along highway 7 between Marmora and Madoc you will see the high barbed wire fence from the road and warning signs.  Not certain how close this is to the tax sale property but I would be sure to check it out before biding as well as water flows.    This is really ugly stuff.

wow...I knew Eldorado ( Cameco) has done a job on port hope..but this makes port hope look like a joke..This link really sums up the whole mess...

It certainly was nice of us to take stuff from Oakridge.. My favourite is the government sealed the mines with cement "so nobody would fall in" (sure they did!!)

What I dont get , what sort of morons would raise children there knowing full well that there is a danger..     

Thanks Dave, I had no clue this existed and have looked for land south of there,   Love Canal..bunch of amatuers  ...very very nasty..
The cute part is the Goverment is not cleaning the site , simply sealing in clay....which always fails eventually  Its safe because "tree roots dont penetrate 4 feet"

One final post.  The point has been made that given high price of tax sales lately some real estate listings
have been almost as cheap.   Here is one as an example:  Only 14,000 and they claim you can build on it.   Don't know if that's true but at least with a conventional listing you can take the time to check it out and make your offer condiitional on it.  Unfortunately with tax sales its as is where is.

This is one thing I do not get,  1 acre in the country..too small to enjoy ...all the inconvenience of the country without the bonus of large  plot of land..

just seems like silly thing to buy especially since 10 or 50 acres cost squat out that way and the house will cost 200 to 300 to build ..so whats an extra 10 or 20 for the land in the big picture

I agree the size and location is not worth the cost.

Again, you get what you pay for - no matter where you go.

- I do take exception to the assumptions here that it is inexpensive to purchase decent property in the Eastern Ontario. For any quality property with water it will cost you on any (decent) lake out here. I saw a recent acre of property in Frontenac (that's) 1.5 hrs north  (for you city slickers) 

A so called "decent" medium size lake was adertised - it  even had "A" frame cabin/house on it with 68' of waterfront. Sound good eh for $ 90,000!!!

Got there took a look around the "A" frame was falling over, no one had been there for years, the "house" was located at the back of the property..no lake view, overgrown and needed to be torn down! Hummm I wondered what that would cost? $20,000? Plus they wanted $ 1,650.00 now for taxes alone per year!  For the 12 times MAX. you will visit..your property.

The "property" sales out here are all about selling expensive property (1-3 acres) to the city slickers. They leverage the out of the reach prices in T.O - for the older retirees (tired of T.O life) looking to buy a house in the country or lake front. Thats all they care about! $$$

The property I looked at is proof........

The "waterfront" was hardly recognizable...with other cottages, buildings and a house boat structure within feet of "your" waterfront..and partically blocking any type of view.

This "great deal" = alot of hassle, work and extra dollars with little access to water & the B.S that property in this region is "affordable" or is "better value for the money".

Most from T.O just compare all the good spots north of the GTA (that are gone) and greedy "land flippers" that have raised the cost of property/along with tax accessments out of the reach of most families during the 80's and 90's. 

Deerhurst was an affordable place 30 years ago. And the resort was a basic hunting camp. Now...its a 5 star resort for the pretentious ones from the GTA.

Maybe just buy a hot tub and go to Florida once a year, that will save you a bundle..for RSP's. Money better saved!

Becareful what you wish for. But, out here is still cost $$$$ - Finance EXPENSES. Taxes etc.
