Title: Sheriff Sales

I know that with a tax sale the mortgagor is pretty much SOL and the buyer gets a clear title, correct? What about Sheriff sales? I see a clause that says "Buyer to assume responsibility for all mortgages, charges, taxes, leins, etc"

In the case of a sheriff sale.  What happens is the buyer must assume all responsibility including mortgage, taxes, liens and any and all other costs related to the home.  If you are interested in a sheriff sale, I would recommend talking to a real estate lawyer because there are a number of searches you need to do.  Even with the searches you might find yourself with other liens and expensives you were not made aware of.
