Looks like an interesting property that has the bonus that it is close to Toronto and the 401.  The potential problem is the dam.

Current legislation makes the dam owner responsible to all downstream property owners for damage to their property if the dam ever breaks or overflows.  

I know because I looked at buying one a few years ago that had a bonus that you could build a house because the original house had burned down.  In the local one the dam had lasted for about 150 years. In this case we investigated the cost to determine its safety and the estimates were around $40,000 because of course there was no data base on how the dam was constructed.  

It was a regular real estate sale and one of those ones that I always kick myself when I go by it and wonder if I should have just done it and then hope my lawyer can set something up legally to protect me.  

Of course there is also something called a conservation authority and you would not believe how involved they get if you say you want to rebuild a dam.  Dams also have some interesting legal issues of title because it is a water course.  

In the case I was interested in (Dartford north of Warkworth) a Toronto Lawyer bought it. If this one comes to bid be interesting to see who bids on it.

Shrewd fellow, that Dave2. I understand that he plans to launch a house boat and save the cost of a building permit. Beaver back-up for the dam! Wow! Could this really be the buy of the year? - assessed at $237,500.00 and only $25,325 owing! Plus, because it is a worthless piece of junk, the taxes are only $128.66 per year. Go figure! 🐊

Food for thought I have no interest in this property however I have bought a property with a dam which, as has been pointed out is a concern for liability ,at the time 10yrs ago the MNR had grant money available to remove these older structures .Then when the pond was drained to just a stream I then legally dug a new pond ''off stream'' and spread the soil on the property creating more high ground ,today I have a beautiful property ,that said the tax sale property still has executions that need to be investigated

and it is in NO WAY under the jurisdiction of the Grand River Conservation Authority.....nope. Not at all. They're really not too interested what so-ever..... ::)
