I found this forum while trying to help my parents purchase a second home.  My dad has unrealistic expectations
of what he can get for the price he wants and my mom just wants a pretty, comfortable home to settle down
in for her retirement.  I think a tax sale property might be the way to go but I need to find out more.  So I'll be
snooping around :)

One question I do have is if a house is listed is it being sold in an auction setting?
example: Roll No. 19 54 000 889 03000 0000, 345 Christopher St, PIN 03429-
0133(LT), Pt Lot 67 E/S Christopher St & W/S Hill St, Plan 149, East
Gwillimbury as in R533998; East Gwillimbury. File 07-11.
Minimum Tender Amount: $ 9,275.84

Is there a way to find out more information?  $ 9,275.84 is the outstanding tax so
do potential buyers make a bid of $ 9,275.84 or above $ 9,275.84 and the highest
bidder wins?  Is it like a silent auction (I think where you make bids and don't know
what others are bidding)?  Or can you see what the highest bid is and change your
bid?

First thing is, when you sign onto an internet site with an alias like 'sweetchastity', you don't then send a message and sign off with Linda...it's a sure sign that you're not really that sweet.

Second, read all of the posts...I know there are many...you will then get the jist of how the process works.

I'm 51% sweetheart  ;D
I got my handle over 10 years ago and used it mainly for gaming
so it seems a bit weird using it on non-gaming sites.  But being
Gemini I need an alias for each of my personalities.

I was tempted to call the number they listed or the one for Waterloo
Region but wasn't sure if they handled general inquiries or not.  I'll look
into it deeper, thanks!

Call the township.  The minimum bid is the minimum, the highest bidder wins the tax sale, bid above minimum and you have a better chance of winning.  Its similar to a silent auction, we do not know what others are bidding.  Its a 'sealed bid' which when you contact the township, you will be instructed on how to obtain a 'tender package'.

There are very few houses that go to tax sale that arent complete teardowns but all you can do is keep watching

345 Christopher St East Gwillimbury is an empty lot that is essentially land locked as there is no street actually there . Christopher st  stops at north street

 It is not worth the minimum to anyone except for one of the 3  adjacent land owners

Google maps is not dead  on here  . It lands on the right spot then drops down to the end of the rd..Look at where it lands and you can see the lot lines in the uncut grass

  Firstly, everyone has to be aware that some municipalities take the effort not to be too helpful; for example, eastgwillimbury does not have a bid package online, so no assessment type of drawing of the shape of the lot is available on their site. As a matter of fact, you have to really spend a lot of time to dig up their own tax sale notice, as seen at http://www.eastgwillimbury.ca/Town_Hall/Departments/Finance___Treasury/Property_Tax_Sales.htm .

  Secondly, one has to read the property description very carefully, and look at Googlemap also very carefully. For example, if you googlemap this address, you cannot see the lot configuration in either the "map" or the "satellite" views; however, if you click the "<<" at the top LH corner of the view/map, then hit F11, you get the largest view, almost full-screen. (Hitting F11 again will return you to the normal screen). In the big-screen mode, you will see, by alternating between the "map" and "satellite" views, that Christopher St was originally intended to end at the rear property line of a home on Colony Trail Blvd. The Googlemap roads info are taken from municipal information, and the provision for that road being able to be continued to its planned end will likely still be on the municipal books. In the "map" view, if you zoom right in, you will see that that particular section of Christopher St has numbers starting at 360 on the southwest side, and ending at 399 on the northeast side; 345 will be on the east side, just north of 40 North St.

  Now, as in thirdly, read the property description VERY carefully; I will break it up to make it much more clear:
345 Christopher St,
PIN 03429-0133(LT),
Pt Lot 67 E/S Christopher St & W/S Hill St, Plan 149, East Gwillimbury as in R533998;

  Line 3 is the kicker: it reads Part of lot 67 on the East Side of Christopher St AND on the West Side of Hill St; this means that this part of the lot has frontage on both streets, and that if the lot has sufficient frontage on Hill St, and has sufficient area, you can probably build on it. As well, if you want to spend the money to actually install the section of Christopher St so that it ends at the NW corner of lot 67, and if there is sufficient legal frontage on Christopher St, and if there were enough area, you may be able to sever this property into TWO building lots.

  The way to check this out is to ask them to fax you a copy of the relevant lot drawing, or to view the map in the bis package, or, if they are not helpful, go to the Newmarket registry office, pull out Plan 149 and get a copy of the PIN. From the Googlemap satellite view, I think the Hill St frontage might be very small; on the other hand, I've seen idiots build their $500,000 homes on someone else's property because they thought they were too smarter than others and because they were too cheap to spend $1000 for a building location survey from a land surveyor!

  I've missed deals in the past because I got sloppy in reading the property description and in not doing my homework, so I hope this info helps make for more clarity and more successful bids.
