  Since I haven't joined up with some of the private discussion parts of this board (if I even qualify to join), I don't know whether it's the lack of general participation in the open posting area, the lack of tax sale properties, etc, but it seems that this forum has, mostly, become a vehicle for Tri-Target announcements. I don't hold it against them, as they are in business, or hold anything against the members who may (or may not) be having private discussions, but I find it sad that a vigorous, lively board, very funny at times, but always interesting, seems to have fallen into the doldrums.
  I really wish other members would comment, as I cannot figure out why this has come to pass. If you don't comment, I'm going to be forced to reply to my own postings, which is pretty much like talking to yourself, and my wife has already started to call me the mutterer.

Locally I am waiting for game I want to bid on.  If you would be kind enough to talk to the township tresurers on my behalf I will be happy to send you my specs but not in the public domain please.  

While I wait for suitable local game I have been researching possibility of hunting elsewhere in the country and I thought maritimes would be a promising area (NOT).  Here are the results of my research with a muncipality in Nova Scotia from an email exchange its CAO (I have deleted reference out of confidentiality but it is a true exchange)

Earnest Bidder is right.....there should always be a little chatter on this site, property related or not. Like Dave 2, I investigated Nova Scotia a few years ago as well however at the time the owner had a year after the sale to redeem.

Earnest Bidder is right.....there should always be a little chatter on this site, property related or not. Like Dave 2, I investigated Nova Scotia a few years ago as well however at the time the owner had a year after the sale to redeem.

It is actually more complex then that because now there are two classes of tax sales; one in which they can redeem and one not.

What worries me is the disclaimer that they cannot guarantee clear title which is not an issue in Ontario.  For that you need local knowledge and need to spend some serious money on legal research.

You can easily get stiffed in Ontario as well. That's why the Ontario tender packages state" The municipality makes no representation regarding the title to or any other matters relating to the land to be sold."
That's exactly why we do title searches and those that don't eventually get burned.

At least I hope I understand what is the case in Ontario and I do my title searches.  In the Maritimes; PEI and New Brunswick look as unpromising as Nova Scotia unless you are a local.   >:(

Oh well there are other parts of Canada and lets us say I think I have done okay in Ontario so far this year.  My only concern is the problem I face with my significant other and her order to slim down. Been a bad year for that because everyone is sound asleep.  

I now face the problem of more properties then I started the year with and a boss who does not take being disobeyed lightly.  I wish I had a mild mannered one of Hungarian decent like another senior member of the board who has disappeared lately.

Of course like all junkies I need my (tax sale) fix.  Looking forward to competing against you later in the fall.

Agreed the action is slim these days... hopefully the fall will provide a harvest of tax delinquent properties.

  With ice fields melting at the poles (tens of thousands of seals are finding no ice at their traditional breeding grounds this year), and the distinct (and alarming) possibilities of ever-rising water levels on our planet, it seems to me that serious investors who have a bit of "survivor" in them, should be looking at bidding on tax sale properties that occupy the north slope of hills located in higher elevations, preferably in the far north where average temperatures, in the not-too-distant future, will be in the moderate range. I'm investing in elevation maps for the far north, solar panel systems, sunblocker, cases of ordinary light bulbs, and an energy-efficient home. The precious metal investor blogs have been foretelling the end of the financial world as we know it, as of this Oct-Nov, and, my buddy having invested hundreds of thousands of dollars in silver, and PBS having broadcast the documentary "Gold", which stated that the Canadian treasury has been selling all of their gold bars since the early '90s, and now has only a half-dozen in the vault, and Fort Knox for the last 2 years refusing to let anyone view the gold stockpile there, should I buy gold, silver, land, or carrots? I'm at a loss. Does anyone know how to find the wise man on the mountain? Is anyone here actually The wise man on the mountain? (No, not mountain man! Where'd he go, anyway? Is he hiding in a private part of the form?)

With no suitable tax sale parcels in site, I for one have had to resort to purchasing my next piece of development property through the old channels, and paying market value....but you do get what you pay for.  8)

Hi All,

I wanted to add my 2 cents.

The quietness of this board may just in fact be due to the abundance of great tax sales out there right now!

2013 has been a year my team and i will not soon forget; possibly the best year we have ever had. In addition to my provided '2 cents', I also wanted to add that North Eastern Ontario has been a game changer for us. Maybe you're just looking in the wrong places?

In summary....i see no 'withering', if any at all...maybe just tell tale signs of another big year coming to a close.

Any success stories from board members for 2013?

good to hear at least some people are having good luck.  I will let other members of the wolfpack show their appreciation at your success.  (see photo)

Generally unless it is in the public domain I do not comment on my success or lack of it except in general terms.  

On the general aspect I note there is still 1/4 of the year to go so it is a little early to measure success or lack of it.  In terms of the type of prey out there I will take a lead from our arctic relatives and I call this the year of the "lemmings" I do agree there are a lot of them but it takes a bunch to replace preferable larger game like "moose sizec"

That one does have the makings of a reality tv series, but mine was a lot less expensive and I should see my investment double with a little elbow grease. 8)

Nothing wrong with the old channels.  Majority of my purchases for last 3 years have been none tax sales and best one by far is a regular real estate sale.  Problem is duplicating it once you have had the luck to find one.

There is an old saying about 'honour among thieves'
and that is the way of the civilized members of the wolf pack.
Those of us who specialize in small game like 'lemmings' generally
do not attract the attention elite big game hunting  
members of the fraternity because after all when you hunt
caribou or walrus, who would eat lemmings.  But like in any ecosystem
there are harder years and this forces the pack to consider smaller game.
  
You hear a howl way off in the distance and say to yourself
"No it can't be?"  The howl of the elite ALPHA ALPHA free
range wolves and they are heading into what you regard
as your home patch of lemmings.  So you get ready for a
battle royal not that you don't have it already.  You wonder why
you have the most competitive market in Ontario.  Oh for the good hunting of
far away lands where no other wolf is to be found.

At least the onsite research could be conducted in what you think is the nicest time of year,
nice warm early midweek fall day with migrating butterflies and bird and
 the buzzing of late season bees as they
collect nectar from the last of the flowers.  

Finally the day dawns and with the hint of rain you foolishly  hope that the alpha
wolves will be discouraged.  A quick email exhange with the Alpha
wolves mate dashs that hope; "He left at 4:00 am." and you know
that the hunt is on.  Free range wolves are used to travelling long distances
to find prey.

Fast forward to mid afternoon and you have a half hour to kill, and you decide to check the registry
because you are not sure of the exact location of one property.  Suddenly there they are;
lean hunters with steely eyes that do not miss a thing.  

Pleasantries are exchanged and former battles are recounted while you wait.  
Then it is time for the opening.  

A surprise as you and the alpha wolves are the only attendees while an efficient and capable
city staff runs the opening.  The staff run it professionally and well and you wish more
could be run this way.  

Steel eyes note everything including your own bids.  As is typical for this municipality
competition is ruthless.  One property you miss the winning bid by $200 and are third.
  
Finally it comes to the one you thought they were after but no signs. Finally the tender
is done; a post audit and suddenly they are silently gone until the next time.
You wonder did you give too much away; they now know how to measure you
and you are still in the dark. You wonder if it you they wanted to measure or was it the new wolverine of the opposite sex who are much more ruthless then the male variety.

Sometimes, not always, but sometimes, your meanderings remind me of that mountain guy.  

Just say what you mean, and mean what you say.  

Keep this up and I may just wander over there next time to see what all the fuss is about.  Seems you guys need a cartographer to point you in the right direction.  8)

On a different note with respect to 'Withering',  I am starting to see what you mean, for instance....where the heck is the contest section? I still have yet to win my tritarget camera :)  Also, I am running out of articles and information to read.... anyone care to point me in a direction that will lead to a wealth of knowledge in this 'tax sale' area?

It's a good thing.  It's kinda like facebook's likes.

If you liked a message from someone you might want to 'applaud' them (you can find that under there name).    If you didn't maybe you want to 'smite' them which would give someone -1 karma.

You are welcome anytime.  I must admit I am surprised how the limited returns from local checkerboard would interest the big game hunters.

  When I did the original posting, I had a brain fart, and honestly could not remember which spelling was correct, so am daily amused by my inclusion of "wither", the real meaning of which never struck me.

  To RaisinBoxx, the best advice anyone can give is to read each and every posting on this forum, from day one: it is a real education.

  Dave2, have you been re-reading Kerouac, or another writer of that era? Your earlier posting seems to have a lyrical feel to it, reminescent(sp?) of long-ago authors; while the names are hard to bring to the forefront, the writing flavour is still engraved in my memory banks.

  I appreciate the moose-hunting invitation, but, sad to say, am locked in a battle for time, trying to get the ducks aligned for my building permit application for my (semi-) retirement home, hoping to get the ICF shell up and all closed in and heated, before snow & ice makes known their presence. Man oh man, has the building code ever made a huge leap forward! The big problem is that my brain didn't make the same leap, but stumbled.

Moose is easy enough to find even for this guy.  8)

It is located in the front yard of an occupied property and only hunting with a CAMERA is allowed.  Like all tax sales no guarantee as to quality.  (think 3 week old road kill).  
two cold ones for the first person to post a picture.  who said all the big game is gone.
