Title: newbie question

Hi,
I am new and just start to look at tax sale thing.
I was wondering is any where I can see the tax sale result say they have minimum bid price but where I can find the deal price for the past sales( just want to get some brief idea about it)

Hi Jds3,

There are three ways.  You can either check the municipality website and some show this information (such as the city of Sudbury).  Or you can call or visit the property office of that city and 9 times out of 10 they will tell you.  You may run into an official who won't give you that information, but for the most part you won't have any problem.  Or you could go in person to an auction and see what the differentproperties sold for.

You will probably find out that seeing the final prices of the homes or properties sold for may not tell you as much as you would like.  Each property is different, some contain liens or have a high amount of taxes owed.  So looking at the final numbers without other pieces of information could cause some confusion.  For example, if you see two homes one sold for 100,000 with 20 bids, the second home on the same street sold for 10,000 with 1 bid you may wonder why?  There might be a 90,000 lien on the property, you may have people living in the home..  so a lot of other factors come into play.

Where I can get that detail info? buying package can tell me "lien on the property", right?
To know "you may have people living in the home" I'll have to visit the property?

Once the property is purchased by someone else, don't visit the home.  Do the research before, and then call up the municipality after the sale to get the info on the price to get that information.
