Just Wondering if anynoe has the London Tax Sale results? I undertand if people don't want to mention prices etc publicly, you can send a private message. I am new to this used two properties in the London tax sale as 'practice'.

We always discuss the price afterwards..just not before
I didnt bid on any as I had guests in from the UK and couldnt get out to London to look at the sites.
I was sort of interested in 267 adelaide and probably would have went in around 177 ..Its worth substantially more ( several times) then that but it would be a "throw the dice" move. However I wouldnt bid on industrial land blind and I really doubt my bid would even have a chance in hell so I didnt bother
Since you bid on two for practice..what two did you "bid" on , how much and why..? anybody else??

The two I looked at were 109 Deleware and 231 St.Julien, both are residneces. similar house to Delware currently asking 129,000 and the one next door to 231 St Julien is for sale asking 125, 600. Both are in better shape then the tax sale properties not surprisingly. For Delware I would have bid 55, 631.39. 30,000 over based on the assumption that would be substantial repairs required. St.Julien does not have a driveway and looks much worse than its neighbour. people in the area say there have been constant trespassers so I expect the copper to be missing. I would have only bid 15,000. It is about 100yrs old I don't know what the wiring in it was so for a market value of about 110,000 that would leave me with enough space to do major work and still turn a profit.
267 Adelaide sort of surprises me. I am local and this area has some long established businesses and few that come and go. I don't think I would have touched it based on my unfamiliarity with everything still. but it could be a decent commercial building with some work.

I checked 2 buildings. I wanted a warehouse. 267 Adelaide used to Caribbean Center from what I saw on a plate laying in front of the doorway. The zoning maybe institutional. But I didn't have time to do research so I didn't bid. This maybe a deal 'cause according to a friend who has a business not too far away, a lot about the same size a little down the road with a no-better building was sold recently for nearly half million. 1851 Pension Ln zoned M1 neiboring several auto wrecking yards maybe good for someone requiring that type of zoning. I know a local guy and a real estate agent were watching but haven't spoken with any yet.

3 properties sold the lot on lorne sold for approx 44 th the st julien and delaware had about 16 bids each and I believe went for 55,000 and 70,750 adelaide was redeemed and there was no other tenders recieved for other property

Thanks, I am assuming the prices for the two residences were respectiviely. So I would have definitely been low in my bids. Good to know.
