160 First St. Collingwood  ....Crown liens   some from 04 and some from Aug 13 2010...

why not let interested parties do their own investigatve work? This isnt a friendly game were playing here... Money is on the line..by the looks of all your posts... you want the prices of tax sales to go up since your doing work for everyone else ???

PS: I would not visit this site if there is no information here. BTW, I don't work for title search/swamp management company ;D

why not let interested parties do their own investigatve work? This isnt a friendly game were playing here... Money is on the line..by the looks of all your posts... you want the prices of tax sales to go up since your doing work for everyone else ???

Unfortunately you dont seem to have a clue about the purpose of the forum. We help each other by warning about BAD deals , Here is part of an old post of mine.


The sharing of knowledge here is only on pieces you don't want, You are dreaming if you think anyone is going to tell anyone on here about a good deal,   The point of this place is to tell people about bad deals so none of us waste time, IE  You don't have to drive 300 miles to find out something is Sh*t and I don't want to do the same. There is a ton of crap out there and we need each others help wading thru it all. But if you find a diamond, its every man ( or woman) for themselves.

How to tell if land may be a good deal..NO ONE TALKS ABOUT IT

Example: No one discussed Ridge rd or Wellington st  in Hamilton..We were too busy looking at John Deere brochures or planning kitchen renos .  This is a competition..  But the minute I found out they were redeemed , I posted it so no one wasted their time.   I hope everyone will do the same with other pieces .   

When I asked a question  about a certificate of validation , no one answered because the people who knew the answer also knew I was referring to the Ridge rd property.  By answering my question, they are providing me information I can use to win the deal.  ( steal the deal from them)   They didn't want to help me, which is completely  fair and what I expected.  If the shoe was on the other foot..I wouldn't answer either. I sure as hell wouldn't disclose that the greenzoning on it still allowed it to be split in to two lots and the winner would make an instant  3 or 4 hundred on the deal minimum. That piece was Diamond, hence..no discussion

The reason people  share info here is self serving. If I warn you about the pollution in Mississippi mills, I save you from taking a bullet, I hope you will return the favour and warn me on another piece in the future..By saving you I hope to save myself. Sort of a England and Russia team up against Hitler.. We aren't friends but we help ourselves by helping each other. The enemy of my enemy is my friend, our common enemy is wasting time on bad lots.  ( and apparently guys who contact the owners directly trying to scoop a deal )


If you know a piece is a landmine and you dont tell everyone..you are simply a douchebag and hopefully you will get screwed on a piece in the future. If we are real lucky you get screwed on a piece where several others knew and couldnt be bothered to post it...karma... By sharing info on here we all learn and some make good  money.

Also by letting people know about the hazards..Should  I decide to bid , Im not going to lose to an idiot who didnt know about a lien and bid high.   Nothing worse then watching a good opportunity be lost to an idiot who overbids.

People like to help other people.  People who take in life, end up with nothing more than they have.  If you share some information, someone might share some more information..  now you are more informed.  Without some of the information shared on this site, many of us would have been burned in one tax sale or another.

Join the community, it will only help you.

I don't understand how warning people of toxic dumps, crown lien, occupied residence, etc  would make the prices go up.  I think the opposite is true, bids will be less...maybe no bid for the worthless properties.   The featured properties provided by OTS is more likely to drive prices higher.

Regardless, people should do their own work and should only trust what they find out.

What you read online in a PUBLIC forum should be taken with a grain of salt....

Absolutely ..A very big grain.....we are all competition and its very common for the "newbies"  to provide us with all sorts of "helpful information" ;D

Additionally anything we write is opinion .   the free info is worth every penny you paid

We are all competition but all I can say from personal experience if you positively contribute you may also get some positive things in return but they usually work by private post.  The amount of the competition also varies area to area.  For example I have not found a lot of competition in Frank's favourite town of Moonbeam or mine of Cochrane where I picked up a couple of properties.   ;D As a result the willingness of people to provide assistance is increased because no one else is interested.  

There is a reason that every property is up for tax sale and in the majority of cases that means that values are low.   The trick is to find the exceptions.    This forum is like the knights of old, we can be fearsome competitors but if you play by the rules there is a lot to be learned.  

All I can say to the board is thanks and hopefully I have helped some in return.  People also get to know where you might be interested and where you are not so you can
safely do some knowledge horsetrading in certain cases.  Like wolves we each have our own favorite territories except when there is a particularly attractive offering. There are some areas in this provice I do not spend any time on personally because the territorial wolf will be too dangerous and I will get my ass kicked unless I am stupid on pricing. 

One of the most interesting speculations is the true person behind their forum identity.  Only Rob knows for sure. You can also  be as private or as public as you wish.  I have been a little more public then some as a result I have had the privelege of meeting a few members and having some interesting conversations.  If anyone ever travels by Cobourg you can always look me up by private post.  If available I am usually good for a coffee at Timies or even something stronger.

Baller, you must be "challenged" if you're complaining that PFM saved you at trip to Collingwood or a couple hundred bucks for a title search, etc... to find out this piece of property isn't worth the trouble.  Those of us new to the forum can learn a ton from the stuff that falls off the "old guys" plates.  Three smites on your first day are well earned.
