Remember OTS is charging the township to place photos and a discription of this dog of a lot and cost added to the tax errears total--township is trying to flog this one again?
Waterfront (66ft x 100ft)
Minimum Tender Amount: $9,308.57
i)Is the property on a lake or a bay or a river? --Says YES! Bull Pucks--liars--but MPAC will screw you in high taxes
ii)Zoning ?- Ask -NEC ? Niagara Escarpment Plan ? Escarpment Natural Area WTF?
iii)With the existing zoning, is it possible to obtain a building permit? ask NEC approval required WTFx2?
iv) For those suckers--the lot is 66 X100-NOTICE the outline of boundery--compare that to the adjacent road width of 66 feet--that outline is an acre.Someone is upto tricks-even if NEC approved it---town folks won't allow-lot too small for septic and landlocked WTFx3?
v)--they forgot-- Local Conservation authority approval and township WTFx4?
P.S. note at end: "Creek flows through the middle of property and is landlocked"
Seems the town with OTS are trying hard to scam folks from Toronto buy buy and pay taxes on worthless lands :'(--Don't rush on this lemon ???

If above FOUR items are not explained in the Info Pack by OTS, than what is the point to pay $10 for it (Or pay $25 per month) to OTS ?

I am tired of everyone on this board expecting things to be handed to them on a silver platter. If it is a tax sale then someone does not want it usually for a reason. You just have to use some imagination and be prepared to do a little site investigation work which it looks like you can do if you come in from the shoreline road allowance on cross country skiis.
It is easy to be negative about a property. I don't have the time to look at this puppy because while I was typing this post I just got advised of something which means I am now going to get into a fight about a tax sale property I bought a couple of years ago which if successful it is called severance. The Devil is always in the specifics .
1. You are right about about forget about doing anything conventional with the Niagara Escarpment Plan ? Escarpment Natural Area WTF?
These guys are the pit bulls of conservation authorities. IF Netpred thinks he has had a tough time with his favourite guys he ain't seen nothing yet.
2. I will almost guarantee you the property is in a flood plan.
3. The key is be unconventional. My brother lives in the area. I think I will fire this up to
him with a suggestion and ask him to take a look. Maybe he can flip it and make some
money. Depends whats there and I ain't going to tell anyone what I have in mind.
4. The smart guys and girls around here go quietly about their business. 8) A guy like this a few years ago would have gone down the road and bought an old barge , asked the shipyard to put a house on it and floated it to the property. When challenged by the whatever he would point out that as a navigatable waterway he they did not have juristiction. That is for the federal government.
Thats why he laughs all the way to the bank and dummies like me are still learning the business. I am also stupid that I will continue to try and help people private forum or no private forum. I reserve the right in cases where I want the property to help others less.

>:( I did some research and could NOT find this OTS Georgian Bluffs listed property on Ontario Gazzete listings or on this site for any/upto January 15/2011. Is the township selling it's lands as tax arrears? OTS must be really hungry for a fast buck. Next thing they will be selling old obsolete machinary for the townships and advertising to elect members of council. :-*
