Received the Tender Package today; DISCLAIMER BY THE MUNICIPALITY "the land has been used for fuel storage and may, despite municipal remediation efforts, be unsuitable for certain uses" Has anyone dealt with this before and would you walk or run away from this one?? :-\

If the municipallity has "cleaned up " the site it still may not meet the MOE requirements for more sensitive uses such as residential ,the MOE has different thressholds for different uses like industrial ,commercial and residetial if you are interested in the property and think that remidial work has been done you can check for a record of site condition on the MOE website to see the extent of the existing contamination present if registered .This is not a area that a novice investor would like to dabble with I have developed a brownfield site as residential and if the municipallity was not on pipeline water it would not have happened as there are even different thresholds for levels in areas on ground water verses pipline .Be afraid be very afraid a phase 2 enviromental only tells what is found at the bore hole and if during further development contamination is found you are on the hook NEVER buy suspicious property personally if you want to risk it form a corporation
