Title: Brock
Post by: Bruce289 on March 01, 2011, 01:06:04 AM
If anybody is interested, I went and looked at what was available in Brock.

My conclusion was that I'm not interested in anything there, but if I was, it would be file # 09-17, as it's the only piece that I believe that I might be able to use as a building lot. It's zoned EP but there is a clearing at the south west corner that I believe would be big enough to build a house on and meet all of the setback requirements. It does however have a lot of old steel 45 gallon drums laying around. I don't know what was in them and I don't know what's under the snow, so buyer beware.

There is also some old farm implements laying around which I assume would by default become the property of the new owner, after the sale. If somebody here is the successful purchaser and wants to get rid of it, there is one piece that I'd be interested in.

Cheers... Bruce

Thank you for the update.

I love old steel drums - sort of like Christmas. Surprise! Are they filled with diamonds/gold or oil/pcbs  :-\?

The way things are going in the middle east we may have to reevaluate the worth of tax sale properties.  Latest reports are the Saudi's are sending in Tanks to Bahrain.
Those steel barrels with oil may have value yet. ;D
(just kidding note could have very serious contaminants)

Hey Dave, I am wondering how much the bunkie on the island might have costed you.

Anybody wanna guess how much this real overnight bunkie could cost? 380sf, finished with 2 beds (or 1), 1 bath (with shower) and a kitchenette  :D

Mine is officially a "pumphouse" if anyone asks.  Mine is below building code control size of 10 X 10 feet.   Cost me under $5,000 installed and delivered on the island.

A couple more shots showing it under construction in winter. you can see car on the ice. Building lot turned out okay as well as you can see from photos, I have 132 feet of frontage.

Unfortunately the minimum "cottage" size as per local building code is 800 sq. ft. so I cannot use your "camp" unless I join 2 together.  Thats the problem when you get lakefront property in the Kawarthas close to Toronto.  No midnight bunkies allowed although I don't have to worry because I can get a building permit.

$5000, 10x10? that's too much. You could have mine for almost the same price, 3 to 4 times bigger, equipped with 2 beds, 1 bath ... oh, Canada, Canada, why does everything have to be so expensive  ???

By the way, you could have mine whatever size you want.

Jayz:

Dont want to put you on the spot but want to confirm some details:

a) Building Code Compliant?
b) Including Building Permit ? (Mine is not necessary)
c) Including HST / GST ?
d) Delivered ?
e) Foundation Included?
f) Installed ?

Mine included all of above.  Island location added about 15% to the cost.

No hay problema, Dave. I can take the heat. Short answers are:

a) I can provide all specs, standards met for structures, materials used. But I'm afraid individual buyer will have to check compliances with their local building codes.
b) It'll be buyer's responsibility.
c) It can be included.
d) It can be arranged, with cost of course.
e) It can be included, again, with cost.
f) I thought we Canadians were all handyman. But yes, with extra cost. If you prefer to do it yourself, which is highly recommanded, it is easy as tightening nuts and bolts.

Jayz:

Unfortunately in the Kawartha lakes I want to get a structure that can pass or does not need building code.

In northern Ontario no problem.  If you are down my way have some suggestions on how to help you sell it cheaply.  We can flip for whoever buys the coffee or beer.

Have do doubt out of this world price, but have to be careful where to use.
Title: Re: Dave2--Danger lurking Lakeshore Essex county--what scammers
Post by: Les Pisrael on March 17, 2011, 02:36:46 AM
Regarding--no permitted needed--all townships want to make money on permits and service hookups-Gravy 4 um
Check this out---Wide open eyes on buying!
Lakeshore  Essex County advertised a repeat property that previously  never got any bids--January 5, 2007 Tender Amount: $228,593.10,  May 5 2010,Tender Amount: $ 408,065.75  no bids. Township is waiting for a sucker to bid 2011--Crown lien $4million.  I'm told it's coming up again plus plus $100k+++ added
Here is interesting/informative article on the issue:
 :o http://www2.canada.com/windsorstar/news/story.html?id=9cd9a936-8f11-446d-8894-78aa433cb893
"Docherty property debts cost taxpayers $4M
Council was told Tuesday municipal taxes haven't been paid for at least seven years on a property in a Lakeshore industrial park owned by Roseville Gardens Windsor Ltd.
But the municipal tax arrears of $301,638 pale in comparison to a $3.8-million lien on the property by the provincial Ministry of Finance.
Normally, the town would be able to sell the property to recover its taxes, but the hefty lien is scaring away buyers.
?If we just let it sit, the bill gets higher and higher,? said Mayor Tom Bain.
possession of the property and was negotiating with the Ministry of Finance over the  lien on the land and buildings.
Docherty didn?t want to outline his side of the dispute about the lien. ?I really can?t talk to you about that.?
*****Rammelaere said one option is for the town to take possession of the property and wait seven years for the ministry ?s lien to expire.*****
In the meantime, the town would be responsible for any environmental issues, and would have to manage the property in order to collect some revenue."
You can't trust politicians/inspectors, if you build without a permit and no final inspection--townships are known to be mean and have it torn ed down for a manor reason :^(

Les:

Tax sales are potentially a high payout / high risk game.  Because they deal with property (mainly land) municipal officials are involved.  If you don't manage the risk watch out.
What you observe comes as no surprise and there have been several others.

Its like dealing with the finer Greek things in life; Ouzo; Retsina; Mousaka; Baklava and good coffee and music.  For guys like me with a Finno-Urgic wife (this guy  8)  also has a related one) originally from the interior of Russia serveral thousand years ago), one of  the finest aspects of Greek culture is too dangerous for me to appreciate.   ;D

I will leave it to lucky guys like you to enjoy greek culture at its fullest extent; while I deal with dammed Ontario government claims on one of the current tax sales in the system.
If I don't properly allow for it my boss with deal with me in a manner similar to if I appreciate too much the finest aspects of Greek culture.
