I have three properties a few miles away from this property and know the area quite well. It looks like to me he paid basically market value and to flip it and pay realestate fees, I can not see it as a deal or I missed something. To build on it yourself, OK. I was going to bid on it in the high 5's but did not get it in on time but looking at the results, just as well.
 I have bid on several tax sale properties over the last few years and have lost out every time. Best ever was third place. I  have actually done well just watching the realestate market and timing and have picked up a few good deals that way. There are a few deals through tax sales but it seems alot of  the time, there is no deal. Better watching the market and picking up distress sales ect.

Funny but a lot of fishermen say the same thing in a different way.
