Since no body has posted any words of advice regarding this sale then I have a few bits that you may find usefull. The new house on County Road 45 has 2 government liens that would survive the tax sale and become the tax sale purchasers responsibility. The municipality has not published PIN numbers so any do it yourselfers will have to allow a little more time to do your searches. Using addresses in the PIN search will give you the PIN in most cases, but in at least one instance you will have to use the parcel map to get the PIN, which is a little awkward.
One of the cottages was paid per OTS twitter, but the other one has a few issues to watch for, including the roof, the wreck, and the hydro will have to be brought up-to-date before reconnecting will be allowed. This certification, new meter, etc., can cost quite a bit. The zoning is "environmentally sensitive" and it is only accessable by a right-of-way, which your search should show is set out on reference plan R-4. The PIN for those of you with a ROSCO terminal is 51208-0208.
In general the properties look too nice so, except for the couple of junkers, they will all get paid off before, or immediately after, the sale.

Times are getting tough when you have to come home early from the beach because some interlopers from the wilds of southern Georgian Bay invade your home turf and won't even allow you to enjoy the full weekend before getting to work. But that dig aside there are some watch its with this one which G2020 is to be complimented for giving a heads up. That is why I wasn't going to get excited until the day before bids were due but that is the advantage of being a local.
2. At least one other property in addition to the one that was mentioned has a nice sized government lien that will survive the tax sale. (the lien is over 400% above the assessed value and sounds like a great candidate for an ad that we see in future that basically says "sold for a____ (incredibly small fraction) of the assessed value" ;D
3. I also have some concerns about the small size of the remaining waterfront property from a septic system standpoint. A lot of only .4 of an acre does not give a lot of space to locate a new one when it is needed and removing contaminated waste will set you back around $30,000. Sometimes the concerns include what you cannot see in addition to what you can see.
4. Just a heads up on rezoning of the river property as well. This falls in a no mans land between conservation authroities and thus MNR is the final say on environmental comments for rezoning.

I personally am still licking my wounds from all the Crow I have had to eat with Netpred recently >:( so unless something dramatically changes may sit this one out for the valid reasons mentioned.

Well nobody has yet spotted, imho, the biggest legal issue with one of these. It cost me over $250 for my searches to get this information. Hint, you have to look for something completely different yet so obvious.

1. My accountant will be giving me H--L when I submit the bill as a business expense.
2. Leaving asside the redeemers and junkers that only leaves a few properties.
3. Knowing that you are a smart guy it means it cannot be the two that have nice big fat government claims against them.
4. I guess we have to go offline to bet on the others in order to allow OTS Jeff to make his pound of flesh. You are on in terms of a bet. I hope you have a designated driver as I have a bad feeling about betting against you.

I find it amazing. The wife called it a tear down, [I said "it's a Tax Sale, you can't expect a lot"] The costs are the roof, electrical, lots of unknowns! A ton of work! The waterfront is not the best. It would be difficult to upgrade and sell and make much. Oh well, I guess they really wanted it. I think Netpred is right...end surer.

My belief it might be the neighbour to the west that had a reasonable looking place. Scrapping the building and adding to land would be expensive at this price but overall worthwhile

I will share some info here that I provided privately to you. The property had some issues as per G2020 (G2020 forgot about the plumbing). It was also not prime waterfront - the river is knee to waist deep, rocky and less than 200' wide. No boating, swimming or fishing. Only good for wading. I am pretty sure that the high bidder was not aware of the two property standard orders against the property since nobody does these searches (almost nobody ;D). They are not a big deal, but an inspection will be required (as it will for hydro). I would not want the municipality inspecting this one.
Dave, you were wrong about it potentially needing a new septic system because it does not have an existing one. It is on a holding tank. That can be addressed, but never legally. Forever pumping sewage every two weeks really sucks. That is why the former owner taped up the plumbing vent - to save a couple cups of rain from entering the tank.
Anyways, I still think that an end user will be ok - maybe even $20k to the good. If there are hidden issues like ants or rot, look out. The second bidder was a pro and could get the work done cheaply. He/she was aiming for a $50k return after all expenses.
I, like Dave, passed on this one for a lot of reasons, mostly because it was obviously being targeted by a local. You really had to see it to understand - lots of trails in the tall grass and nosey neighbours.
Oh well, my quest for the dream cottage continues...

While Trent Hills did not turn out the way individual members of this forum like; all in all not a bad potential opportunt(ies).
Less then 2 business days before tax sale bids were due, 3 reasonable properties with collectively over $500,000 in assessed value still available. That's not bad for property 1.5 hours from Toronto and less when the 407 is extended.
From the posts it is obvious some experienced members closely looked at them. Yes two properties redeemed but that is part of the business.
My lack of participation was mainly caused by my appreciation of the likely bid prices which was correct and which was above I was prepared to pay on this one. Why is not in the public domain.
It also resulted from the need to attend to sell issues related to an earlier tax sale property purchase part of the proceeds of which I got a new roof for my house as part of the deal which caused some need to keep the lawyers happy.
Given other board members expectations it looks like I will have to set up a trust fund to help save Ontario's breweries. Never thought I would end up help paying for "beer front" property. ;D But that is what happens when you are up against the A team.
The fact they were involved to the end is proof of what I earlier said. Reasonable potential but we have to wait until next time
My only reqret sometimes is the shyness of some members. Which is a shame because they don't know what they are missing especially as I understand Netpred throws a good party for which my ownly regret is I will end up paying for it. :'(
What I really have to do is get the pros like Netpred Interested in other areas so they stay out of my hair. The key is there is often good ones coming up. How about some nice lakefront not shallow river beachfront In Wine (sorry they don't make beer) country.
