Hello everyone. I am just starting out in this great adventure of tax sales.
I am open to any advice that can help out in my great adventure. I am from central Ontario, and I really don't want to stray far from home. So again I will say hello any advice will be well appreciated.

Whatever you do never talk to an owner or neighbour ... I just learned my lesson the hard way and I want to share that with you before you get lit up as well.

Thanks for the advice. But after reading how the followers of this forum went after you and other newbies for that same mistake. That will be one mistake I will not be making.

We all make mistakes; its part of the process. This forum is great and I respect all the great info from the regulars. On the other hand it is up to the individual to do their own legwork. Tax sales are not easy and you cannot expect someone to hold your hand. We have all done it... drove 5 hours to find out that there are 30 bids on your dream property and you realize you have no chance in hell. That is part of the process.....the good the bad and the ugly 8)

Oh I know I will make mistakes that the learning process.After reading all the chastising that chriscentral has receive. I know not to go onto property. I want to stay in the area that I live so that I that I can work with town gossip and family,friends and actual facts that I know. And even with that knowledge I will make mistakes. And I appreciate all the help I can get, just reading the posts I can learn.

So Chriscentral you must be in the parrysound area. I have been watching tax sales for the past few years. The prices that some properties go for our ridiculious, so be prepared. That waterfront property you were looking at will be out of my range. And to replace that tear down cottage you are looking at least $250.00 a square foot to build a new cottage. I was interested in motel but the history of that building scares me.1) Water problems in the late 1990's
2) There was an restaurant next door that exploded in 2000 or 2001 and knocked the windows out of the motel that is why it is Boarded up. But what other structural damage done I do not know. That building has not been occupied for close 15 years.

Welcome to the board which I have joked in the past is is like a wolf pack. Just warning you that based on casual observation you maybe in the home hunting ground of one of the biggest alpha wolves in the business.
You can see in some of my older posts I regularly got stomped on by someone I called "bigfoot" who really knows his stuff. They say a picture is worth a thousand words. Well in the picture my bigfoot is the mouse compared to the other occupant who represents the alpha wolf I am referring too.
Cowards like me cannot stand the competition so we tend to stay away from the big alpha wolves in the business. Just a suggestion ;)
One of these days I will have enough experience and skill to compete against the big boys but that is a long time off.

You would probably beat me all the time in the tax sale arena but that is why I devote considerable effort to stay out of your way.
I will be happy to donate 1 or 2 beers of the many I owe Netpred and while you you are at it you can see the local tax sale that Tri-Target and Ontario Tax Sales have yet to find. ;D

At first glance some of the offerings look like land "Rocco" would love but note that unlike the big city folks in Oakville you can actually get the forms for "free".
How is that for country hospitality.

I'm not sure why Dave chooses to peg people in 'stomping grounds', I have been just about everywhere ...Moonbeam, Madoc, West Lincoln, and yes even Perry Sound. So when you least expect it, I may show up. Don't believe everything that Dave says. 8)

Sorry Chris; Wrong guy. There are others that I would characterize more as lurkers and as a result are 'hidden' shall we say. The really big players are hidden. This guy 8) has too much of a public presence to be our mystery monster.
I would agree with this guys post 8). He is also a big game hunter and to do that more of a free ranger all over the province if there is suitable quarry. (don't know if he goes to other provinces.).
I will note regarding this guy 8) that he is dangerous as well, though I will use one comment. He used the wrong definition of "stomping ground" as a place he hangs out often. The correct one in his case is "run into the ground" which is what happens to anyone who competes with him on something he wants.
That is why I worked so long on finding a strategy to stay out of his way but I ain't telling what that is.
Just one final business note On trent hills. You maybe interested in this article about flooding on some of the roads that lead to some of the tax sale properties.
