Title: RU & EP land

Hi,

If we get a land which with RU & EP designation.  How long do we have to wait inorder to build a house/ get a building permit?  or Change the designation to R2?  Can we change it?

every township is difffernt.. Most will not change an EP status. Best to call the township planner in question

EP designation is a basic blanket zoning around any creek,swamp, pond etc. Very difficult to obtain a zoning variance and due to mandatory setbacks in most cases you will not be able to obtain a building permit along the edge of a creek/wetland area anyway.

This RU & EP land at Tweed had tons of interest, someone paid lots of $ to get this property.   I didn't get the bid amount. Anyone know the results from Tweed?

This RU & EP land at Tweed had tons of interest, someone paid lots of $ to get this property.   I didn't get the bid amount. Anyone know the results from Tweed? Thanks.  Jude

bid results #one  - 1 - $8,050 -  2 - $7,777 - 5 bids total
               # two  - 1 - 7,777  - 2  - $7, 137 - 4 bids total
               # three - 1 - 9,900 - 3  - $8,743  - 9 bids total

Not certain to which one you are referring to but a number of people did not do their home work on # 1 because in the recent rezoning it is in the flood plan.  

Number three has special rules that you had to check.  Its value is for hunting and Tweed will permit a hunting Cabin on an unopened road allowance if you have at least 100 acres.  Of course those country people are not stupid they had the tender just before deer hunting season.  

You have to be really careful on unopened or more tricky (UNASSUMED) roads because most municipalities will not issue a building permit.  There are at least two in the upcoming Trent Hills tax sale that are going to trap a lot of bidders that this rule applies particularly because they are zoned rural residential.  If you don't believe me check with the municipality.  This is particularly true because the airphotos look like a road is there when it is really a cowpath.   >:(

All right Netpred how many bidders for the Trent Hills ones; each. I say more then 10 or more. Usual beer bet.  
 
I am mad because I wanted to take a look at the Tweed property and someone had chopped down a tree over the road at the entrance to Dieppe lane that I could not get around when I was up last week.  >:( (1 mile hike is one thing 5 miles is another).   As a result for third time this year out of 6 bids I placed second.

Dave, please let me jump in ahead of Netpred on the Trent Hills sale 10 bet. In my humble opinion there is not one worth a bid so I will give you 2 beers for everyone that gets over 10 bids, and you only have to give me 1 beer for everyone that gets less than 10 tenders. Deal?

Given your opinion maybe maybe I should change the bet to make it an aggregate bid, i.e. total number of bids for all nine listings in Trent Hills.   ;)

At least for Trent Hills you can identify where they were.  for Tweed I am still not sure which property was for sale.   The property on the planning map and that in the tax sale tender (Tri-Target / OTS get their info from
the Municipality) were not the same.

With my luck the first place bidder will walk away and I will have to find the property during the middle of deer hunting season.   >:(

No property in Trent Hills will receive 10 bids. If you are willing to give my usual 24 to 1 odds (one beer to a case) I will bet that there are fewer than 10 bids on all of the properties combined. They are garbage with the only potential use of bet bait. Give me the right odds and I will bet that more than half don't get any bids at all!
