Thanks Wendy, now we all know she is interested in Norfolk. Norfolk has a 1 acre lot that looks a lot like one of those retired farmer lots that were created before the Minimum Distance Separation (MDS) policy came into force and effect. The County may have sent out the questionnaires to the neighbors so you may want to talk to the neighbors or planner about whether the criteria can be met. Did I say talk to the neighbours? Oops! Okay, talk to the neighbours, maybe then you won't get burned. My wife is a retired senior school principal who loves making rules, for me. That OK. But at tax sales, no. I am amused by those who love making rules for others to follow. Wendy's "I'd rather steal it" quote started to sound to me like one of PFM1011's rules for us all to bid low on that Napanee lot so that he could snafu it. Dave2 has lots and lots of rules.
The 13 rules that you must, yes must, follow to be successful at Tax Sales are as follow:
1. Never talk to the neighbours,
2. Never talk to the owner,
3. Never buy a tax sale property directly from the owner,
4. Never, never, pay the tax sale bill of an owner no matter how dire their situation is,
5. Never put a tender in on a property if you have not seen it,
6. Never put in more than one tender on a property,
7. Never buy someone elses tender,
8. Never sell your tender to someone else,
9. Never buy tax sale property in an area that you are not familiar with,
10. Never buy a property with a crown lien with the hope of being able to negotiate a fair profit,
11. Never help your competition.
12. Never, never, rent to the former owner since they could not even pay their taxes,
13. and most importantly never, never, never follow your own or anybody elses tax sale rules, unless of course they are in the Act.
Oops did I say that! No matter. My closest friend and I managed to break everyone of these "rules" over the course of just one year. Yes, every single one. No exceptions! As Johnny Depp said in pirates "more like guidelines", - they may help you think, but don't actually follow my stupid rules or any other bloggers. Just think about them and do your own thing. Have fun, and if you can make some money and help one of the less fortunate along the way, then so much the better. I am gone for a while and sincerely wish you all the best of luck. Well, not too much luck - but some.

Norfolk looked interesting. I did not do any of the above. When the time comes, I may do 1 or 2 of the above.

I am amused by those who love making rules for others to follow.
Dave2 has lots and lots of rules.
My closest friend and I managed to break everyone of these "rules" over the course of just one year.
G2020:
Call them guidelines, principles, rules or whatever excellent summary to which I will add a couple of ones that apply to me alone.
1. Never bet beers with Netpred or G2020. (I rank it number 1).
15. When in doubt reread rules 1 - 14.
I am going to break this rule by making you a couple of bets for Timbits or whatever. I will do it via PM with Netpred and Frank as witnesses because I expect to lose.
Regarding your last point people with your experience and sagacity are allowed to break the rules and I am going to prove it in private with my bets. ;) If I ever get to a comparable point way in the future I will consider myself very fortunate to have lived way beyond my allowed 3 score and 10 years.
Because you are always on a cruise I have not have the pleasure of meeting you in person but maybe you will allow Doug to standin and collect for you when he is done his busy season when he and I get together. ;D
I have a few others which I won't mention because they get too close to personal strategy and I get beaten enough now. As a newcomer I will stick with your interesting summary.

Rule 11 technically should result in the dissolving or massive inactivity of this board which I and many others would hate but I understand your rule.
Taking heed to rule 13; I recommend the following amendment:
Rule 11 (revised) - Never help the competition but share knowledge and experience on taxsaleproperty.org unless it directly affects your own personal bid for specific properties.
