Any one interested in any of these properties just let me know I went to look at most of them a couple of days ago and jotted down some notes. I'd be happy to describe what I saw.

I will appreciate if you can share with me/us the waterfront property fronting on Kennebec Lake:

I am thinking of driving out to see the Kennebec lake properties on the weekend and would appreciate any info you might have before hand.

The drive in to get to these two properties is pretty neat as it's a narrow gravel roadway (in good shape) when we met up with an on comming vehicle we had to back up to fined a spot to pull over and let them out.
It looks like there are cottages/houses? on many of the other lots built about 20 or 30 feet from the waters edge. From what we saw these other lots with the cottages on them on both sides of the SALE LOTS were on lots that sloped up from the water gradually to where they were maybe 10 feet above the water.
The 2 LOTS are wooded and we couldn't see the beach from the road, it was raining quite hard so we didn't get out and slug our way through to the water. They appear to be high and dry though.
Hydro runs along the road way that cuts the lot in two.
I think it was Frank that mentioned that these two may have some kind of Crown Lien? Good hunting.

The 3 planted with pines appear to be way of the beaten path on a good gravel road, the trees IF WE WERE LOOKING At THE RIGHT ONES looked to be about 8 to 10 inches around.

Same area as above we didn't look for these as it was getting dark.

We didn't go look at.

126 acres on gravel rd? Big swamp/marsh on property the water front (as previously mentioned in this forum) is elevated a good 30 feet with a pretty steep drop to waters edge. It's essayer to sneak on to property from the small road servicing the cottages to the east.(Some one put a sing at the junction saying Tax Sale Property pointing away from this road to where the actual road frontage is but that would be a long walk through the woods? I guess they didn't like the traffic?

This ones a big old house that doesn't appear to have anyone living in it? Doors unlocked and if your comfortable doing so can walk right in. Bring a flash light to see in basement which is around back. I think it could be fixed up but it would be a big project.

911 # was taken Down but we believe it to be the red insulbrick one with a garage 3rd or 4th from tracks looks like some one is living in it. Looks like the gas station the township was talking about was across the street and a few lots away. We pulled into the small gravel drive next to it to look from the car.

looked like it was mostly all swamp but if there is a dry spot it looks like there is a road allowance that would give you assess to the lake right there?

This house, (and I use that description loosely) has no value that I could see its really small and needs to be torn down no doubt there, the lot is a raised chunk of rock in the middle of a wet land we actually drove be 3 times be for we saw it from the road as the sumac trees have all grown up and blocked it from the high way.
If you need some clarification just ask I'm a slow typer and need to go to work now.

The two lots were bought by the same guy in 1995 for the same price: $30,000.00 each. I didn't check the title, thus do not know the details of crown lien.

That was me indeed. I was informed of the presence of the crown liens when I spoke to tax collector for Frontenac. Make sure you check for these in your search. You might expect that other bidders might miss them and end up bidding much too high, then end up backing out once they find out and forfeiting their deposits. No telling what might happen after that, the town will have the option of taking ownership, but would probably only do so if they get some sort of agreement from the crown to take a lower amount on a surplus municipal property sale - these usually go for market value, it is totally different than a tax sale.

Well, like many I have driven to see the Kennebec lake lots... average at best.
What people would not share the amount of the crazy lien against these properties... no one knows the amount... are you kidding.
IT'S REVENUE CANADA $$$$107,000.00 + SINCE 1999 COMPOUNDED DAILY.
What point is holdiing back information if it can help people from wasting good money to find out there is an outstanding $107,000 against the owner.
Shame on anyone that didn't think to post this.

As Far as I'm concerned it's not a big deal one way or an other, It's just one of the cost of doing business in tax sales.
That having been said, in stead of complaining about people not choosing to share info. that they had to pay for with you for free may be you should have started a post offering to share the price of the search. I doubt you would be sharing this info. with us had the lean only been $10,000. Besides Frank did give all of us a heads up early on in this case, yet you still chose to do a search? Not to put anyons integrity in question but if someone were really interested in a property and some one they didn't know told them not to bother as there is something wrong with that property would they /should they not satisfy them self to what the problem is? What one person considers a road block another may just consider to be a speed bump? I have over $300.00 invested in this sale alone not counting the day I spent driving around looking for the properties. If I do this 10 times before I put a tender in or win one, and share all of this with "you" am I not putting my self at a disadvantage as I would need to recoup. all that money that I saved "you".
I'm not trying to offend you, just trying to point out that before you judge some one you should put your self in their place and see what you would do for your own and your family's best interest.
I wish every one on this forum luck in there hopes to buy a property that's right for them. But realistically I hope to find mine as well. If this means holding some info. close to the vest, then so be it. You'll never catch me lying or missleading any one, but I may choose to keep my mouth shut.

Point taken, although I still keep the opinion that when there is no interest and the money has been spend it's no longer about my families interest, perhaps at this point I would consider saving money for anothers family.
Your right though, for some, this could be within range and not a road block.
Nice to see your so passionate about sharing info, your words did help me decide to consider digging deeper, so for that I say thanks.

There are more properties from tax sale on market. I got Dignam December catalog yesterday. Very interesting. Do you remember 3 lots planted with Pine trees 1.23 ac, 164 front each? Minimum tender amount was around 4700, assessed value 7200. All three of them went for 5166 each. Now these lots are for sale for 14440, or 12996 if paid by cash. I guess we missed some good deals. ;)
