Title: Severn executions

Anyone have any information on the Severn properties...to share???

This is a little early to be checking executions unless you plan to sub search just before the sale - in that case you will have to pay all the costs a second time. The Bay Park Road property has eight instruments that it is subject to - they survive the tax sale and become things that your tax deed is subject to. With respect to Cumberland you want to be cautious of just bidding the larger parcel because even with the two of them you may not be able to get a building permit. Others may have things for you to check out but with so many redemptions this year, most people I know would find checking executions before the morning of the sale to be wasted effort. It looks to me like another one of those sales where nobody makes any money as in past Severn sales with last minute redemptions. Hopefully others will have something to share.🐊

Maybe we can distract him by pointing out the obviously high value property being offered at Alfred and Plantagenet.  I mean the tax sale price only works out to $400,000 an acre.  ;D
