Hi
Me and my friend are going on a tax sale in GTA area. He is in town but I am in Ottawa. Also, I am not available to sign the tax deed when the tax sale is over. My question is
If we want both of our names to put on the tax deed, is there a legal way to have one person to delegate and sign for both?

I am not a lawyer so you need to check with proper legal advice but try "power of attorney" WITH YOUR LAWYER.

I've had the municipality send me the documents by mail, and I signed them in front of a commissioner of the oaths, then mailed them back.
My wife and I were NOT driving 9 hours just to sign some documents. Worked out fine for us.

Thanks. I would go for "power of attorney" way. But does anybody know the municipality would accept power of attorney to let the authorized person sign for me?

My response of just "yes" was a little brief but internet on a cruise ship is limited. A POA is probably not satisfactory, nor is it necessary. What is important is how you fill out the tender form because the person(s) submitting the tender have the right to have the deed engrossed however they wish. In your case put both names on the tender form along with all the particulars for both parties. Pay for the property as soon as possible if you are the high tenderer. The rest can be handled by courier and e-mail.
With luck you will be dealing with a municipality that uses RealTax (a associate company of Ontario Tax Sales). I am just returning from paying for a property where the other purchaser is out of the country until April. This is a little more complex than usual since one part is still in land registry where original signatures are required. However, they are sending the documents to be signed by courier. Even from Florida we get next day courier delivery to the GTA.
I continue to get more and more impressed with Ontario Tax Sales. With this property I knew I got it by 4:30 PM when the results were posted on the OTS site - and I was in the middle of the Atlantic Ocean. The treasurer was telling me, this morning, that she was told to send OTS all the results no matter how late at night, because they were keeping someone in the office to receive the results. Jeff at OTS, this is a well deserved plug, and I for one continue to get more and more impressed with the competence of your incredible teams at OTS and RealTax.🍺
