So I was going to bid finally on some land, but am very scared now. The property is the riverfront in north Grenville. The zoning is EP, FEP AND RU. Judging by the supplied info from township it looks like you can't build.... How does one confirm you can or can't build on a vacant peice of land. Geowarehouse says 100 Vacant residential land not on water. I called the township planner 6 times and he has not called back. Is there any other way to confirm you can build before bidding?

All I can say is this business can be very frustrating at some times. You were having problems with planners and I was having problems just getting there. (I figured someone on this board figured a (very effective) way to get rid of competition would be to close the 401 for 30 hours.) In my case on this tax sale it worked.
In general you take a look at the situation and determine as best you can what IT IS WORTH TO YOU AND takes your chances. In this brave new EVER CHANGING WORLD you don't have a lot of time and I have been both a benificiary of it as well as a loser.
I have had tax sales that I won because a significant competitor could not find the property.
Surprisingly the problem can be that the property is too good because it should never be on a tax sale in the first place. I had one of those a couple of years ago which Ontario Tax Sales called the tax sale of the year. (No it didn't redeem and the opening was a zoo (standing room only and a huge number of bids.) In spite of that OTS still called it the tax sale of the year.
Interesting enough I DIDN'T EVEN BID ON THE TAX SALE OF THE YEAR as I was there for a second property that went for 1/10th the price. Blew my bid because a lot of people there threw in a second bid and I missed it by a couple of hundred dollars. (That is when you really get frustrated especially when I had a chance 6 months late to meet the winner and compare notes which revealed that it was as I figured and yes I would have made money on that one.)
Want to get really frustrated. Wait until you see one of those little notices in the Ontario Gazette that starts "THE ONTARIO GAZETTE/

Sorry Dave2 but I, and perhaps others, do not understand what the heck the Ontario Regulation destroyed - I for one do not even know what a "honey hole" is.🐊
A google search did not help since it could either be a valued resource that you lost, or according to Wikipedia, just a "muddy hole"🐊

Watch a program on the history channel about alligator hunters in the swamps near new orleans and you will find the term used. It refers to a favoured hunting territory with big game.
The regulation I referred to means there is a lot more zoning regulations coming to the county of Northumberland. we are going to get into two tier approvals plus conservation authority like close to Toronto. Cost of getting any changes will skyrocket because we will now need a lot more formal engineering reports.
Details are fairly technical so will have further discussion by private message. My defense strategy is I will start to change my hunting strategy and become a free range wolf with hunting in a much broader territory like some unamed individuals I know. ;)
