Hi,
I haven't yet taken a drive up to Southgate. Anyone have any info or seen the property? I looked it up on MPAC and according to the last assessment, there is a mobile home on the property and the last sale was in 1977. Its almost 50 acres and is zoned as agricultural, wetlands protected and environmentally protected. I'm curious if the reason for the mobile home is due to the wetlands (swamp land??)?? --possible to build a home without risk of flood?? Anyone know how much of the land is environmentally protected and wetlands protected? A mobile home? That could mean anything from a cottage without a foundation or a trailer. Just wanted to know if anyone has anymore info or has seen the property.

Upfront, I'm interested in this property cause it's close to where I live and I have gone to see the property ..... a few times.... :-\
The "local" land registry is way up in Owen Sound and it's done manually, so you get the complete history of the parcel from settlement in 1872 onwards, including all the "subdividing" and the history from the parcel originally attached at that time....took a while to wade through....so yes, you get to go through the books yourself :o
The property has been deserted for sometime, don't know why as yet.
It's on a paved, county road, which is a good thing in the winter in these parts.
There is a mobile home, with some sort of collapsing greenhouse skeleton type thing attached....don't recall seeing a foundation for the trailer...wasn't really looking for that....
There is a drive shed (not on survey) and a small barn (also not on survey) which lead me to think that they are not on legally ( read "building inspected")
There's a lot of junk laying about, with an abandoned smashed truck and a probably by now seized up tractor and other farm implements strewn about
Flooding?? Not likely there, but the rear part of the property is mostly swamp/bush, hence the wetland/environmental zoning.
I estimate that approx. maybe 10-12 acres are workable, closest to the county road...
Beyond that, who knows ???

p.s. there is also a current huge monster home on the adjacent property which is now under a lot of scrutiny from the banks and courts, according to the title transcripts I got from the LRO ...remember, you get the WHOLE package for the WHOLE complete original lot!! ;)

Hate being the bearer of bad news, but this sale was cancelled by the Municipality as of May 30, 2007. (See the Bulletin Board (select Tax Info in pull down menu) on the Southgate website.) Regards,

Thanks. Yeah, I know its a 'part lot' and someone owns the other part, quite a few acres though. They told me the sale was 'postponed'.

...only a few of the acres are any good or "allowable" for anything though .....

Don't give up hope. The Toronto property on 440 Birchmount was up for sale a few months ago and then the sale was cancelled. I had done a title search and execution search on the property and was never told the property was contaminated. I found out about the contamination from this website, the sale was later cancelled or 'postponed'. The property is up for sale again this week and the city is informing everyone that the property is 'environmentally contaminated'.
The Southgate property may be up for sale again in a few months as well.
