The original fabric of the land was laid out in lots and concessions.  If you are looking at a part lot then that is exactly what it is - a part of a lot.  It has been broken down into parcels.   Rural part lots are not like lots in a subdivision.  Check the acreage and the condition of the property, then check with town hall to see if you can build on it.  There may be other reasons than the size of it which would hamper your ability to build, for example it might not have road frontage, or it might be a swamp.
