Hi,
Took a look on the ontariotaxsales.ca website, lots of properties in Muskoka and Haliburtan. One in Muskoka with a house on it. I think Frank told us a few months ago that properties in Muskoka (cottage country) and those close to GTA, especially those with houses go close to the assessment value. Might try anyway and might try for the Lincoln propery.

Waterfront in the Muskoka there is a lot of demand for, ie Parry Sound District and Muskoka District. If you really want these you need to do your home work and bid aggressively.

The house in Gravenhurst you are looking at is assessed at $71,000. It is more of a little shack than a house. Nonetheless it sits on a quarter acre property (50x200 approx), you probably couldn't get a permit to build on it if it was just a lot, but since it already has a dwelling you are ok. Be aware that it is very close to Highway 11 and you won't get much sleep at nite; it is not on water; the Beaver Creek institute is nearby as well as the Muskoka airport (when the inmates get loose they have been known to go to the nearest house and cause trouble - your wife won't be happy): also, it is very close to the Doe Lake Drive-in theatre - if you have a view of the screen you only need to find out which radio channel they use and you will have free movies.
The farm that is for sale in Lincoln probably won't survive and will be redeemed. However, in the event that it goes the full scope of the tax sale process you need to consider that it abuts a rail line at the rear, and that it is in very close proximity to a major trailer park - which will reduce its ultimate value.

Hi Frank,
There are more properties in Muskoka and Haliburtan that will be listed probably today or tomorrow on this site. Someone on this site previously gave us the ontariotaxsales website (person was told to share that information by moderator). I'd rather a Muskoka or Haliburton property than Lincoln (someone still lives in the Lincoln property).

I went to look at the one on Sunny lake and a neighbor has a driveway running right across the property , this makes it useless.

Did you estimate if there is 40 feet from Tomingas Rd to the house?
I guess it's only 30 feet. That means he is squatting on the property.
If you have the stomach to be mean and have a good lawyer, the house is yours or at least make him pay for the right of way. The bend is not his front yard.
