I did a title seach a while back and found there to be a CHARGE on the property. This CHARGE was issued after the Municipality issued the TAX ARREARS CERT.
If I bid on this Tax Sale Property and am the sucessful purchaser, am I obligated to pay that $33,600 Charge or is it removed and I pay only my bid?
Thanks,
DRUMC

Providing this is not a Crown lien it will be unenforcable, and you will not have to pay it. Make sure that when you get the deed from the municipality, it shows that the property is yours free and clear (except for any Crown liens). Following receipt of the tax deed you should do a follow-up search to ensure that nothing is present, and if it is go back to the Municipality and have them correct it.

Thanks Frank. I hope you are right because I am going to place a bid.

Crown liens are pretty rare from what I've been told. What kinds of things would bring about a crown lien on a property?

crown lien..unpaid income tax for one and it wont show on a title search...You have to remember that noone is going to give up good land to taxes unless they are in deep sh*t or simply..dead with no estate

What do you mean it wont show on a title search? How is one to find out if there is a crown lien on a property then?

You need a Sheriff Execution Certificate from local Sheriff office.
