Title: Muskoka lakes

Has anyone walked the 192 acres, I know I need to cut a mile or more of road allowance to get there.. And what is the old shack shown on the aerials??

I drove by I spoke to the neighbour who runs a farm.  There is no road access to the lot.  You will need to cut through a lot of rock to access the lot.  The neighbour mentioned there was a lot of marsh land.

Thanks,  ,Glad I asked  cant see marsh from the aerials,  In aerials the everglades look dry..

Just for interest, Why would you speak to the neighbours ?? They a going to be the first to grab land around them, So if they know about the tax sale , they will BS you to get you not to bid , and if they dont know about the tax sale..they do now..

I know its interesting and stuff, But this is business and everyone is competition

If everyone is competition, then can we trust the information we get on this forum?  Actually, I've looked into a few things and there are quite a few honest people on this forum and quite a few liars.

In theory  you cant trust anything  you read on here..Anything on here you have to consider the possibilty that someone has a reason for  telling a place is bad when its not..

Free advice  worth every penny you paid.   Always check out what people say. If you are interested in a piece of land and someone says its actually swamp, Dont take it as gospel but keep it in mind.. Go to google earth, do an aerial and look for yourself, odds are it is swamp

Most people will not BS on here because noone discusses the really nice pieces, They arent mentioned, But generally if a piece is bad, People will tell everyone just so no one will waste time and hopefully you can tell me when you find out another is junk. You cant expect anyone to spend hundreds on title searches, hours and hours doing due diligence and then simply post the good news for everyone so you can bid against me.."Look everyone.. heres a deal, take it from me"   ...

Take Rideau Lakes , Noone  really discussed the 120 acre farm which Im sure many on here bid on.  If you read the forum title... "Information on property you are no longer interested in"

However many  people will put up anything bad we find to prevent people from getting screwed buying swampland. Then again , some people wont tell you its swampland, So you lose you shirt, and get out of the game, leaving more for us..

Take everything you read with a grain of salt but just use it as a tool, Dont base a buying decision solely on what you read on here

Hi!

Just to set the record right.  The neighbour knew about the listing as they saw it in the local paper.  They were very friendly & they seemed honest.  They did not seem to be hiding info & not wanting to talk.

I am sure if they had an interest they would have done less talking & more listening to see where we stood.

Spring lake is a small pond about 630 ft long , 200 across

Use google maps

1030 strathdee muskoka lakes ontario 

 lake is across the street , subject lot is nnw corner of lake ( pond)  half decent aerial on there,

There are many lakes in the area that have identical names.  The one you are thinking of is east of Bracebridge, and is indeed a lake.  However, the one in the sale is nothing more than a pond, as has been already pointed out. 

'Long Lake' seems to be another favourite name ....  not much imagination.

Unless you're a boater, a pond is okay.  Anyone know if the lot is large enough to build on, or if there is anything on the property on Spring Lake (pond).

It is 355x61.21x55x15.26x146.55x269.91x96.14.......I'd say that it is irregular in shape.  They don't indicate the amount of area, however it is zoned General Restricted, and say that there is no possibility of obtaining a building permit.  If you care to purchase the tender package, I'm sure that it would have more info.  I doubt that any one else will bid, so if you really are anxious to win a sale, then go with the minimum and it's likely yours.  It doesn't say anything about not being able to pitch a tent...if you can find enough level dry ground. 

If anyone visits the site, perhaps they can post some photos, and let us know what they find.  The legal description indicates it has a right of way with it.. which is likely the access to it across a private road.  It is part 89 on the same plan, and the road is part 96, so it must be near the end of the road.  From the view from Google Earth, and Claimaps it would appear that this pond is a stone's throw (for a strong guy) from the western end of Three Mile Lake, could be good if there is a public boat launch nearby.   Also, Claimaps contour feature indicates that there are some significant elevations variations in the immediate vicinity (that is short for hills), and it is likely quite a scenic spot. ----I've almost talked myself into making a bid for it.
