The property I tendered was redeemed in the last second during the opening! Luckily, I did not attend (thought about attending). Otherwise, I would be really pissed off by driving 4 hrs up for nothing.

That makes two of us who are pissed off. I came in second by $50.
I really like the way Sudbury ran the tax sale. All the retractions posted on the web site and the results posted within a few hours. Great Job!!!!
But I am still pissed off about losing.

I am a little surprised this property went this low given all others went close to or even over assessed value. It looked nice to me - long driveway leading to an open space in the back surrounded by trees (I assume - didn't drive in 'cause somebody was there), although 3 ac is a little small. I am not sure if you took into account of the neighborhood - most of them are mobile homes and trailers - when you put in your tender.
