Title: Prince Edward County
Post by: lonewolfsek on April 08, 2009, 04:03:29 AM
Has anyone seen these? I am looking for something close to water that I can pitch a tent on to take the kids fishing. 2 arcers with a mix of bush and feild would be nice. This one looks to be about 1.5 hours from Oshawa. Any info would be apriciated.

The only one on the water is 75 feet by 200 or so in a rural subdivision  ..not a place for pitching a tent and  the tenting would be against zoning,
the far one (prinyers cove)  is not on the water and is basically farmers field..tenting is also against the zoning
The third is literally a farmers field, nowhere near water..and zoning..no tents

Thanks for the feedback. I did not know property could be zoned "no tenting". What would that zoning law be called exactly for future reference?

Its not zoned "no tenting "

In Prince edward Camping is only allowed in     trailer park commercial, shore land  but generally open space etc.
It is also illegal to camp within 400 ft of a residence so you main find 2 acres  abit small

Zoning everywhere is simple..presume you cant do anything  ;D then review the bylaw to find the permission

If you just want a place to tent and fish, a provincial park or even just pitching a tent on some crown land is alot more economical than buying some land and paying the property tax on it every year. ;)

Checked out a few pieces this weekend..

Edward Dr is a small piece with  a knockdown cottage ( more of a shed) , shore is EP, Zoning is shoreland, .  I think Weller's bay is very shallow and weedy around there but not sure. ( was too stupid to go down to lake further down the rd and look, If someone goes there, please  let us know)     I did not trespass so the best I can say is .. grass is well cut , building looks like someone uses it but not maintained....  I'm betting redemption on this piece..If not its a bulldozer and build a new one..and the area doesn't justify that sort of investment unless you want to live there.   So leave it for local

Main St picton...  house is owner occupied,  Wood sided NOT red brick . Guessing its around 1920s,   Needs paint so can only presume interior isn't up to speed either , lot is clean but not well kept ( no pride of ownership) .....This is also a redemption ,  If not have fun with the eviction...4000 people in the town and you have to convince a judge to let you toss out a local..

If you are bidding check out the actual sales not the asking as Prince Edward County is worse then Muskoka for EXTREMELY stupid asking prices.  While I was driving around looked at a empty piece of  land  in consecon (tiny Sh*thole village with absolutely nothing to offer)   ...Paid 77k in 2000   asking 400k today...

27 Picton main   paid 220 in 2003   asking 450   today...appears to be owned by the listing agent  ( not disclosed in the mls listing) fishing for city suckers

Leave them alone for a day or two as they will be very busy Wednesday. Call them Thursday and you can generally pick up the deposit with some id but check with them first

Don't be surprised by redemptions..most good properties are redeemed... I thought Edward had a chance of not redeeming since it was in pretty bad shape,, Of course it could simply have been sold in the last week..We will know in a few  weeks

26 Picton main had a not much better then a snowballs chance of not redeeming

Get used to redemptions and then when one out of  five or ten  isn't redeemed..you then have to beat the other bidders.... So essentially if you hit one out of twenty or thirty ..you are doing good

Both of these would have been at least 4 to 5 times the min.. maybe more if  some idiot decided to pay way above retail..

When can I expect my money back? Do they mail it or should I pick it up?

Thanks for the replies.

There are two other properties still at tender. How would I find out the results? Do most municipailities post the results on their websites?

Call the treasurer they will tell you the highest bid. (unless its his brother in law, then he won't call back). The only place that ever posted the results on the web site that I know of was City of Sudbury.
Of course I finished 2nd by $50 bucks so i will never forget that one!

The one thing we are all forgetting....If these were the neighbours who won , and they can add this to their property..they got deals of the century

Milford gets a severed lot which they can expand without approvals, simple lot line adjustment ,   cove gets to double their lot size....Both options are worth well more then the bids cost

Always remember..In most cases the adjacent landowner has the most to gain with the least hassle..But thankfully for us,most bid incredibly low,

Am I missing something? The Gazette notice, as I have it, only listed 4 properties: files 07-01, 07-14, 07-15. & 07-17. Did they sneak more properties into the sale?

No that was just the top seven bids on the one lot...
