This might be a real dumb question but I will give it a try. I recently got crushed by lawyers fees on my last sale.
Is it possible to sell a property without a lawyer. I am talking about a simple sale of a piece of land. I know of closing companies in the states that charge alot less.
Anyone tried???

Not dumb at all....I did one a number of years ago...pre e-reg. I still needed a lawyer to complete one document, and I found one that did it pro-bono in return for some other business. Doesn't make sense to me that you have to hav a lawyer to sell...whatever happened to 'buyer beware'.
Lawyers cannot even work both sides of the sale anymore...as they used to.
The only time that you don't need a lawyer, is when you purchase a property on a tax sale...it is up to the municipality to register a deed in your name, and that ends it.

I am in the process of buying an adjoining lot where I live. The seller is a 7 hour drive away and does not wish to come here to do the transaction. My lawyer told me that the seller MUST have a lawyer at his end to sign the documents or he would not be able to do the purchase. This is to prove that the seller actually owns the property and to prevent the tremendous amount of fraud occurring in the real estate business. The fraud is getting worse because of electronic filing. I always wondered about how you could have your own house sold without you knowing it.

It is a great system..you used to be able to do it without a lawyer.. then a couple of Toronto LAWYERS get caught performing mortgage scams..
So to prevent mortgage scams by bent lawyers , queens park ( almost all lawyers) changes the law so now we have to have two lawyers in the deal ( not 1 ..but two lawyers ) and your costs get stupid... makes sense to me
....catch lawyers stealing so 2 years ago Ontario hands them the keys to the bank..
And since it is white collar crime ..you get a fine ..not jail time .. Canada steal a purse get two years.......steal the life savings..get nothing

You can get help from property dealers and developers, find out best property professional of your area, they will handle all the legal matters also, of course lawyer would be there but then you can trust him or her.

sadly this is one of those things which makes me think on the law.
anyways, i do agree that having a couple of professionals is always good, even if you have to pay them a bit, in the long term they more than pay themselves up by making sure you dont' get any in problems in the long term.
