Title: Interested in purchasing acerage

Interested in a minimum 5 acre ROAD access property. Preferably 100 acres plus .

Areas of interest .
South of Muskoka , haliburton , Bancroft. West of Tweed. East of Newmarket.

Since i assume its a tax sale property. Please specify the purchases price , assessed value and your expected profit.

A hint to Baller: assuming I had property that met your needs, I would never respond to you or provide the info that has been requested. Most here are pretty secretive for a lot of reasons. Of course I own no property so I don't have this problem.

Baller: Why don't you check on Kijiji - I know lots of people post on Kijiji and so would I, if I had property to sell well below assessed value that met your needs perfectly.

Baller: Now like a couple of wolves of the opposite sex lets accept that we have growled at each other and lets get down to the serious business of mating.  

I work in the center of your interest area but you have not given a lot of information to help you.  Because I work in this area and am starting to get known as a buyer of last resort I get offered a lot of properties not on taxsale for which the owners just want to get rid of it.   While I don't think I have something of interest I might know of something of interst but I don't waste people's time with tirekickers.

To help you I need following buyer information:

a) Maximum purchase price
b) Purpose or intended use of property and preferred size range
c) Maximum down payment
d) Do you want vendor financing and if so what interest rate are you prepared to pay.  (Bank financing interest rate for land is 15%  (if you can get it) and they will accept maximum loan to value of 50%.

Baller seems Legit: All he was not aware of the unwritten rules of this board which is something even I myself have done some things that people were not happy with.

If you have an affordable hunting camp site ideally with access to crown land you might want to contact him.   By affordable I don't mean Muskoka prices but it appears not like he is trying to get something for nothing.  He wants it within easy driving distance (I assume of Toronto) so I assume he wants to be able to do a shoot and go out and back in same day sometimes.   

See Cramahe posts of last fall which would meet his needs and that is why I lost it to an enduser. 

His problem is that this type of property is hard to value by conventional means.
