 Hi there, I was wondering if anyone can help me out. I've been keeping my eye the last few years on this website for potential hunting properties that would go up for 'tax sale'. I've been watching the weekly listings but really haven't found nothing much. The closet came 5-6 months ago when 200 acre property or so went up for auction and sold at a high price (Markdale). So I check on here regularly for the last 4-5 years now and this was the only property with some decent hunting acreage that went up for tax sale since...is there another way to go about doing this to find properties? or do I have to be patient...
Basically i'd be interested in buying some hunting property (acreage 50-100-200+ based on area) 45-60 min north of Toronto without paying an astronomical price of $2000-3000-4000+ per acre....is it even possible? Thoughts...
Any help would be appreciated

Before I comment need more details:

a) what is the maximum type of price you are willing to pay per acre
b) What type of hunting be specific.  
c) What is the maximum distance you are prepared to travel from Toronto (say yonge and 401)

Hi Dave,

a) obviously the closer to Hwy 9 will demand a higher price compared to the Barrie area were there is more available land to hunt on, so its a little hard to give an exact price without seeing the property
b) I mainly hunt turkey & deer (shotgun) but then again i'd be interested in waterfowl, bear & moose all based on the whereabouts (meaning rifle territory) and how much acreage
c) another answer I can't reply. My ideal spot would be within an hours drive (between Hwy 50 & 27 north to 89 area), but to go for bear/moose you at least to be closer to 2hrs

The basic problem is the insane inflation in farmland prices of the last few years and the fact you are too close to Toronto.  The area you are interested in will generally not work because of the large land size you want and too good quality land.  

I will PM you a suggested location but will not reveal it in general because you will get too much competition.  A little further out but much more affordable.  

You have some driving to do to do your homework and then Happy hunting.

I would suggest you to buy small land but surrounded by hundreds of acreages of crown land instead, it will be cheaper that way, with no or just one neighbour like this one Check this out: www.gtarealtor.com private sale. Known as good hunting area w47 for bear, moose

I thought I saw a suggestion on here that you should look at the two large acreage properties up for tax sale in Muskoka Lakes.  Both of them are zoned OS2 which will allow you to build hunt camps per their zoning by-law (which is different for example from nearby Bracebridge which requires at least 40 hectares), nonetheless don't be fooled into thinking that you can. 

In both cases they clearly say that the properties on not on public or private roads, but they do indicate that access is via a road allowance.  These unopened road allowances cannot be improved by putting in a driveway, and you cannot count on them being there forever.  Municipalities have the right to stop them and close them, in which case they give the properties to the abutting neighbours, not the one at the rear, which at that point makes your property permanently land-locked....see if you can get a good deal on a helicopter.  8)

I am looking for hunting property as well. Drive range - 2 to 3 hrs from Toronto.
Size 100 acre @ a price - no more than $1000/acr.
Preferable area - Bancroft
Any info off the charts?
