Title: A bit of detective work ...RH
Post by: Jayz on June 11, 2015, 07:17:21 PM
I walked by the other day trying to see what exactly the L5 or Unit 82 was. I found neither. If this Unit 82 does not refer to some parking space or locker, I am pretty sure there are not that many actual commercial units in this strip plaza. It does seem there is a L5 somewhere as I was able to locate L1, L3, L7, 8, 9, 10 ... I somehow ruled out a few of those prestigious restaurants in close proximity as I initially thought it was one of those 'cause they didn't have unit# shown anywhere. I still haven't figured out what and which one exactly that is, and still don't know why it has 2 unit numbers. Anyone know anything? As of now, I have more curiosity than interest as I somehow figured out it's a little too small for me ;-).

On many condos they create shell units when they first apply for permit.  This allows them to build smaller units if required or to split units at later date. Not saying this is the case here but there is a chance it is simply "paper" and does not exist in reality

I doubt this doesn't exist at all. Maybe 82 is indeed the shell while L5 is the actual unit. Or 82 is the parking or locker that comes with the unit? It does have some square footage as I found out.

BTW, this may be for Rob - there were photos attached to my original post that I realized later on were only visible to the computer I posted them with. Any way to make them universally visible?

Oh boy! This one I went to get a floor plan to know where L5 is. It's the unit indoor at lower level, under the stairs, next to the garage... in other word it's a dead unit without street access... oh... also the main entrances will be locked after 6pm. That was an absolute no no for me after the research.

A friend of mine went to the opening and a guy won the bid for $68k. The next day the guy won the bid called my friend and asked he wanted to buy it lol...

Although I didn't figure out where it was, it was a 500 sf unit if I remember correctly. For $68k, I think it was a great buy.

If you found there's a pharmacy at lower level, it has "street access" and  "lobby access". Inside the lobby there's a Chinese herbal place next to the pharmacy, next to the herbal place there's a stair, behind the stair there's a plain door that looks like mechanical room or something. That's the L5 you are looking for.

I figured there would be less than 5 people get into the lower level indoor "lobby" area. Among that there is zero person pass by L5 entrance. Checked a little history about this unit and you'll find out that it has never been open for business. There's no resell value for it, it'll just suck you a few thousand per month for condo fee and property tax.

P.s. There's a bank registered a charge against this property in title but they also gave it up  :-\

I kind of remember it was like that. I even remember I was able to open that mechanical / electrical room door. Since a friend of yours bought it, do you know if he/she was able to open up the door and claim the 500 sf?

I'm sure he could claim the unit. It's solid in floorplan.
