Buyer beware applies to all tax and sherrif's sales. All I am is the messenger. For smart guys like you of course you get a second chance like in Toronto where I believe the royal bank now wants to get rid of the former tax sale property.
Smart guys like you can outwit the sheriff, including my favourite one Sheriff J. W. Pepper in the James Bond Film 'Live and let Die'.

I have never done a sheriff sale, do they disclose outstanding mortgage amount or do you just title search and best guess outstanding?? I wouldn't think the bank would not disclose actual amount outstanding but may be wrong.
Same with taxes

How is working the sheriffs sale?
On 1995 in a European court of law I opened a lawsuit against a guy from Toronto where I presented my judgment from Canada for $30K + 4% interest to be recognized following later the seizure and sale of his property (on that time he did not have any assets in Canada). The scoundrel sold his property fictively to his sister with the help of my lawyer, later promoted as a judge. After that time started the odyssey. Anyway he dragged me in over 20 lawsuits. I was losing few of them for not being informed about the lawsuits but finally the court decision was reversed. I want to abandon the lawsuits opened against me but the scoundrel does not allow me.
I spend over $20k with lawyers fee but the lawyers are cheating by not declaring to the court the original amount paid and sometimes the judge is offering on their currency 1/3 of my expenses. I have to take in consideration their currency depreciations and conversion to $CAD which is less $. Also the crook do not want to pay me the legal fees offered by court in that country. I intend to open a lawsuit against this rat in Canada and present all the foreign judgments in my favor and the bills pay to them by Western Union. This rat bought last year in Toronto a bungalow for $550k and paid down payment $80k. He managed to rent the first floor and basement for the mortgage of $2100/month. I intend to start this action in Canada in 2018.
1. In Europe a seized property is listed by an judiciary executor for the assessed value, If the creditor want to sell the property to recover his debt and if the debtor opposes as an alternative the debtor must pay cash.
2. When for the assessed value nobody is bidding, the property is listed second time for 75% from the assessed value. If again no bidder the property is listed for 50% from the assessed value.
How is done the immobile execution in Canada?

Dave should have titled his opening on this one as Santa Clause does exist. There is a persistent doubt in the way he phrased it and it makes me think he is a nonbeliever.
Also, the fact that the mountain guy doesn't spell English words correctly tells me that he is neither from England nor Australia. I deduce that he is from Eastern Europe and therefore not a mountain guy at all, but a crazy Hungarian that likes to rhyme things in nonsensical fashion.
Any other opinions are welcome on either topic....Dave's lack of enthusiasm, or the existence of mountaineers. 8)

I think Dave is bored as things are pretty slow on tax sales right now.
He suggests that the Sheriffs might bring fortunes, which I highly doubt.
Jayz questions the sheriff sales or any sheriff sales in principle.
Ion, a sharp guy I suppose, joins and answers.
But he brings rather abrupt and shocking stories ("gobsmucked" or "gobsmacked"? I actually looked up my dictionary to find the correct spelling).
In addition to my difficulty of grasping his bizarre stories, I actually have a hard time of understanding why he brings such stories into this forum.
So gobsmacked I am.
Mountainman then straightforwardly expressed his opinion on Ion's stories.

I am happy to say he is recovering nicely on a southern beach where he is undisturbed and will be fine to perform his Xmas duties.
He even had time to train an assistant on how to be naughty.

Matt....you are correct, Sheriff's sales are duds.
The only gob that I get smacked with these days is the drool that erupts from my daughters' 150lb. St. Bernards. That was plural on purpose, I have two daughters and they both have one....so any time I visit my grandkids I get gob-smacked.
The last item is why I believe that Santa Exists....four grandchildren can't be all wrong. 8)
